MHADA’s Nashik Board has delivered a major milestone in Maharashtra’s affordable housing mission by successfully conducting a computerized lottery for 447 newly constructed homes across multiple urban clusters in Nashik. The lottery process, launched earlier under the leadership of IAS Sanjeev Jaiswal, attracted strong citizen participation with 947 applications submitted for the 447 available units. Homes were offered across prime and developing neighbourhoods including Gangapur Shivar, Deolali Shivar, Pathardi Shivar, Mhasarul Shivar, Nashik Shivar, and Aagar Takli Shivar. The event was conducted in the presence of Nashik Board President Ranjan Thackeray, who emphasized the Board’s commitment to increasing housing supply and expanding affordable options across the region.

The computerized draw, held at the Nashik Board’s administrative headquarters, upheld MHADA’s long-standing principles of transparency and impartial allocation. With 947 applicants vying for 447 units, demand exceeded supply by more than double. Nashik Board’s Expanding Pipeline of Housing Projects
Addressing attendees at the lottery event, Nashik Board President Ranjan Thackeray reiterated the Board’s long-term commitment to providing safe, high-quality, and reasonably priced homes for the region’s citizens. He announced that the Nashik Board has set a target of launching 20 new projects next year, collectively adding 2,000 new homes to the supply pipeline.
Land acquisition processes have already been completed for major new developments in Jalgaon, Dhule, and Pimpalgaon Baswant. Additionally, 1,000 homes under the Pradhan Mantri Awas Yojana (Urban) will soon enter the construction phase. This expansion signals a decisive push toward fulfilling both state-level and national affordable housing objectives.
Expanding the number of units, diversifying project locations, and upgrading construction quality form a multi-pronged strategy that responds to the region’s rapidly evolving housing needs.
A Year of High Activity: Completed and Upcoming Lotteries
Nashik Board Chief Officer Shivkumar Awalkante highlighted that this was the third MHADA lottery conducted in the region this year. The Board has already successfully distributed 379 homes, 105 shops, and 32 plots through its earlier lotteries. This momentum points to a strong institutional capacity and a streamlined administrative framework.
The online application process for the fourth upcoming lottery, involving 402 homes offered under the Advance Installment scheme, has already begun. By staging lotteries throughout the year, MHADA ensures smoother distribution, reduced processing backlogs, and timely delivery of housing opportunities to eligible applicants.
In a significant value-add, the Board also announced plans to build hostels for working women in Nashik’s Pathardi area and Jalgaon, along with senior citizen care homes in Dhule and Jalgaon. Composition of the 447 Homes: Inclusive Housing in Action
The recently completed lottery offered 447 units drawn from two distinct housing schemes. Sixty units were part of MHADA’s core housing plan, while 387 units fell under the 20 Percent Inclusive Housing Scheme, a model designed to integrate affordability within broader urban development.
Demand patterns were robust across both categories. The 60 MHADA units received 234 applications, while the 387 inclusive housing units received 713 applications, indicating widespread appeal and strong trust in the scheme’s value proposition.
Inclusive housing frameworks help create more socially balanced neighbourhoods and ensure that low- and middle-income families are not excluded from growth centres due to rising urban prices.
Digital Governance and Public Participation
Digital registration and online application processes for this lottery cycle were inaugurated on 4 September 2025 by MHADA Vice President and CEO Sanjeev Jaiswal. The integration of digital applications, online payments, and computerized draws streamline processes, lower administrative burden, and improve accessibility for citizens across the region.
These digital-first mechanisms also ensure traceability and reduce procedural gaps, features essential for sustainable large-scale housing programs.
