Mumbai Slum Redevelopment Gains Momentum: 2,545 SRA Projects Completed; Nearly 500 Delivered In Last 5 Years

Mumbai’s large-scale slum rehabilitation programme has crossed a major milestone, with 2,545 redevelopment projects completed under the Slum Rehabilitation Authority (SRA) over the past three decades.

According to the Maharashtra Economic Survey 2025–26, redevelopment activity has accelerated significantly in recent years. Nearly 500 projects have been completed in the last five years, indicating a renewed push toward rehabilitating slum residents and expanding formal housing across the Mumbai Metropolitan Region.

Redevelopment Pace Increases After COVID-19

The survey data suggests that redevelopment gained momentum after the pandemic period. Around 18 percent of the total SRA projects completed so far were delivered in the past five years alone, reflecting a strong recovery in construction and housing initiatives.

Earlier figures show steady progress over time. By August 2021, Mumbai had already completed 2,067 SRA projects, enabling the rehabilitation of 2,23,471 families living in slum settlements.

The redevelopment drive has been ongoing for years. By December 2015, around 1,512 projects had been initiated, benefiting nearly 1.62 lakh slum-dwelling households.

Rehabilitation Work In Thane District

The redevelopment programme has also extended to neighbouring regions. In Thane district, authorities reported that all 51 projects undertaken under the scheme have been completed.

These projects have helped relocate 7,815 families from slum areas into formal housing units.

SRA’s Redevelopment Model

Established in 1995, the Slum Rehabilitation Authority is responsible for planning and implementing slum redevelopment projects across Maharashtra.

Under the model, private developers construct free housing units for eligible slum residents. In exchange, developers receive additional development rights, allowing them to build and sell extra apartments in the open market.

This approach enables developers to recover project costs while facilitating large-scale rehabilitation.

Role Of Housing Agencies In Maharashtra

Along with SRA-led projects, other government agencies are also contributing to housing development across the state.

The Maharashtra Housing and Area Development Authority (MHADA) has constructed 5.27 lakh housing units across Maharashtra since its formation in 1977 until November 2025.

Meanwhile, the City Industrial Development Corporation (CIDCO) has developed 2.30 lakh housing units through planned housing programmes since 1970.

Progress Under PMAY Housing Scheme

Affordable housing efforts are also being expanded under the Pradhan Mantri Awas Yojana (PMAY). The scheme aims to build 19.40 lakh homes across 409 cities in Maharashtra.

As of December 2025, authorities have sanctioned 10.15 lakh houses, while 8.75 lakh homes have already been completed.

Under the newly introduced PMAY Urban 2.0 programme, financial assistance will be extended to one crore urban poor and middle-class families nationwide.

In Maharashtra, 3.21 lakh beneficiaries have registered under the scheme, and the central government has so far released ₹246.93 crore in financial assistance.

Together, these initiatives continue to shape Maharashtra’s broader effort to address housing shortages while improving living conditions for urban residents.
