Kamathipura Redevelopment: Non-Resident Residents to Get Up to Rs. 35,000 Monthly Rent

MHADA Announces Higher Rental Support for Non-Resident Residents

The Kamathipura Group Redevelopment Project in South Mumbai has taken another important step, with MHADA presenting its detailed redevelopment plan to local residents. The project includes a revised rental support package for non-resident residents who will need to move temporarily during construction.

Under the latest plan, residential occupants will receive monthly rent of Rs. 25,000 during the temporary relocation period. Non-resident residents will receive higher monthly support based on the size of their premises. The revised assistance is aimed at addressing residents' concerns and making the relocation process more manageable.

The plan was presented to residents as part of MHADA's ongoing consultation process. MHADA officials, including Vice President and CEO Sanjeev Jaiswal, have emphasized the importance of moving the redevelopment process forward while addressing the concerns of affected residents.

Rental Assistance Linked to Property Size

The revised rental structure provides different levels of support for non-resident residents. Those occupying premises of up to 200 square feet will receive Rs. 25,000 per month. Residents with areas between 200 and 400 square feet will receive Rs. 30,000 per month, while those with premises larger than 400 square feet will receive Rs. 35,000 per month.

Residential occupants will receive Rs. 25,000 per month as temporary housing support. In addition, financial assistance of Rs. 25,000 will be provided for vacating the premises.

MHADA has also proposed a payment arrangement to provide greater financial security during the relocation period. Residential occupants will receive two years of advance rent along with a cheque covering another year's rent.

More Than 8,000 Residents to Receive Rehabilitation

The Kamathipura redevelopment project covers a large area of South Mumbai and involves the redevelopment of 475 cessed buildings and 259 non-cessed buildings.

According to the project plan, around 8,001 residents are expected to be rehabilitated. This includes approximately 6,625 residential occupants and 1,376 non-residential occupants. Around 800 landowners will also receive compensation according to applicable rules.

Eligible residents will receive rehabilitation homes measuring 500 square feet. These homes are planned within high-rise buildings as part of the redevelopment project.

Thousands of New MHADA Homes Planned

The redevelopment will also create a substantial number of new homes for MHADA. Around 4,500 homes are expected to be made available to MHADA through a lottery system.

Along with rehabilitation housing, the project will include high-rise residential and commercial buildings under the sale component. This approach is expected to support the redevelopment of the area while creating additional housing opportunities.

Developer-MHADA Agreement to Move Project Forward

The Kamathipura redevelopment is being undertaken under the Construction and Development Agency model. Bhagirathi Housing Private Limited and Mathi Developers Private Limited have been appointed as the C&D agencies for the project.

The developers have prepared the detailed project plan, which was recently presented to residents. The next major step will be the signing of an agreement between the developer and MHADA's Mumbai Building Repair and Redevelopment Board.

After the agreement is completed, the consent process will begin. This will be followed by eligibility verification for affected residents before actual construction work starts.

Construction Expected to Begin in 2027

Officials indicated that several preparatory steps still need to be completed before construction can begin. These include the agreement with the developer, collection of consent letters and determination of residents' eligibility.

The redevelopment is therefore expected to take several more months to reach the construction stage. According to officials, actual work could begin in 2027.

The revised rental assistance and proposed 500-square-foot rehabilitation homes are expected to provide residents with greater clarity about their benefits as Kamathipura moves toward a major redevelopment phase.
