Kamathipura Redevelopment to Prioritize Residents, Transparency and Sustainable Development

The proposed redevelopment of Kamathipura is set to move forward with a strong focus on resident participation, transparent communication and sustainable development. The project aims to transform the historic neighborhood while protecting the interests of existing residents, tenants and landowners.

Kamathipura has an important place in Mumbai's social, cultural and historical identity. The redevelopment plan is therefore focused not only on replacing old buildings but also on creating safer homes, better infrastructure and improved public facilities for the community.

During a presentation of the proposed master plan and a public interaction program, MHADA Vice President and CEO Sanjeev Jaiswal said the redevelopment process would be carried out with the active involvement of local residents. The event was organized jointly by MHADA's Mumbai Building Repairs and Reconstruction Board and the Kamathipura Development Committee at Akhil Padmashali Samaj Hall.

The meeting brought together public representatives, MHADA officials, developers, residents, tenants, landowners and other stakeholders.

Sanjeev Jaiswal Says Residents' Concerns Will Remain a Top Priority

Jaiswal said the expectations and interests of residents will remain central to the redevelopment process. He emphasized that MHADA will maintain transparency and regular communication while taking the project forward.

The master plan presentation was organized to give residents a clear understanding of the proposed redevelopment, rehabilitation arrangements, infrastructure, amenities and future development of the area.

He also highlighted the importance of hearing residents' views before moving ahead with key decisions. Their questions, suggestions and expectations will be discussed as part of the ongoing planning process.

Kamathipura Redevelopment Project Covers 34 Acres

The proposed Kamathipura Cluster Redevelopment Project covers around 34 acres. The project includes approximately 475 cess buildings and 259 non-cess buildings.

More than 8,000 residential and commercial tenants are connected to the project. This includes around 6,625 residential tenants and 1,376 commercial tenants. Around 800 landowners are also associated with the redevelopment.

The plan provides for the rehabilitation of existing residents and tenants while creating around 4,500 additional housing units.

The project is being implemented through MHADA's Mumbai Building Repairs and Reconstruction Board under Regulation 33(9) of DCPR 2034. MHADA has been designated as the nodal agency and Special Planning Authority, while the actual construction will be undertaken through a Construction and Development Agency.

Sanjeev Jaiswal Highlights Safer and Greener Infrastructure

The proposed redevelopment plan includes modern earthquake-resistant construction and environmentally friendly building practices.

The project is expected to include rainwater harvesting, sewage and solid waste management systems, green spaces, improved fire safety arrangements, elevators, internal roads and traffic management.

The plan also provides for essential social and civic facilities. These improvements are aimed at creating a safer, better-connected and more comfortable neighborhood for residents.

The redevelopment is also designed to improve the overall quality of life while introducing modern infrastructure and sustainable features into the historic locality.

Two Years of Advance Rent Approved for Residents

Jaiswal said important decisions were taken during a meeting on August 13, 2026, to address demands raised by residents.

As part of the support measures, approval has been given for two years of advance rent along with checks covering the following one year. Residents will also receive a one-time payment of ₹25,000 to help with shifting and related expenses.

Rent payments will be released in stages after residents vacate their homes, shops or commercial premises.

Commercial Tenants to Receive Higher Monthly Rent Support

The redevelopment plan includes different rent provisions for non-residential tenants based on the size of their premises.

Commercial tenants occupying premises of up to 200 square feet will receive ₹25,000 per month. Those with premises between 200 and 400 square feet will receive ₹30,000 per month, while tenants with premises larger than 400 square feet will receive ₹35,000 per month.

Landowners will also receive ₹25,000 per month per plot during the redevelopment period.

Five Elevators Proposed in Each Rehabilitation Building

Residents had requested four elevators for every eight apartments in the rehabilitation buildings. During the discussions, the developer's representative said that five elevators are being proposed for each building.

The developer also assured stakeholders that rehabilitation buildings would receive construction quality comparable to the buildings being developed for sale.

The proposed buildings will also consider the needs of women, children, students and senior citizens. Building plans will be made available through the board's executive engineer, with proposed facilities designed according to DCPR 2034 provisions.

Sanjeev Jaiswal Supports Legal Assistance for Residents

MHADA has approved a proposal to appoint a solicitor to provide residents with legal guidance during the redevelopment process. The developer will bear the solicitor's fees.

The approach also allows for the possible inclusion of eligible landowners, tenants and residents of properties adjoining the project area where appropriate.

If such proposals are received during the redevelopment process or their inclusion becomes necessary from a planning perspective, they may be considered with government approval under Regulation 33(9) of DCPR 2034.

Master Plan Focuses on a Modern and Sustainable Kamathipura

The proposed Kamathipura Cluster Redevelopment Project goes beyond rebuilding existing structures. It seeks to create quality rehabilitation housing while improving roads, public spaces, transportation, civic amenities and environmental conditions.

The cluster approach is expected to help create a more organized, inclusive and sustainable neighborhood.

During the event, the project's architect presented the proposed master plan in detail. The presentation covered the redevelopment concept, project area, beneficiaries, rehabilitation arrangements, residential and commercial components, infrastructure, social facilities, green areas and sustainable development measures.

Residents Share Suggestions on Kamathipura Redevelopment

Local residents, tenants and landowners actively participated in the interaction program. They raised questions, shared suggestions and explained their expectations regarding the redevelopment.

Officials responded to the concerns and provided information about the proposed plan and rehabilitation measures.

The meeting reinforced the importance of maintaining direct communication with residents throughout the redevelopment process. With citizen participation, transparent discussions and modern planning at the center, the Kamathipura redevelopment project aims to create a safer and more sustainable future for one of Mumbai's historic neighborhoods.
