Worli BDD Chawl Redevelopment Gains Momentum as MHADA Begins Distribution of 574 New Flats
574 Eligible Families to Receive Modern 2 BHK Homes
The Worli BDD Chawl Redevelopment Project has reached another important milestone with the distribution of 574 rehabilitation flats now underway. The Maharashtra Housing and Area Development Authority (MHADA) has started handing over flats in the B and C wings of Rehabilitation Building No. 1 to eligible residents.
The beneficiaries will receive modern 2 BHK homes measuring 500 square feet of carpet area on a free ownership basis. The distribution is being carried out from the MHADA project office at Sumer Kendra in Worli.
The latest phase follows the receipt of the Occupancy Certificate for the B and C wings. As different buildings receive their required approvals, MHADA is moving ahead with the possession process for eligible residents.
Flat Distribution to Continue From 11 AM to 6 PM
MHADA will issue allotment letters and possession letters to eligible beneficiaries on working days between 11 a.m. and 6 p.m. The distribution process will remain closed on public holidays.
The Mumbai Housing and Area Development Board has asked beneficiaries to appear in person at the project office according to the scheduled date and time. Residents are also required to carry all necessary documents to complete the possession process smoothly.
Documents Required for Possession
Beneficiaries are expected to bring the required documents when collecting their allotment and possession letters. These include the rehabilitation flat agreement, a scanned copy of the Aadhaar card, a photocopy of the PAN card and the guarantee letter for the transitional camp flat holder.
Residents must also provide a registered and notarized guarantee on Rs. 500 stamp paper, three recent passport-size color photographs of the flat holder and a postcard-size group photograph of family members living together in the rehabilitated home.
MHADA has advised beneficiaries to keep all documents ready and reach the project office at the scheduled time to avoid delays.
Distribution Process to Follow B and C Wing Schedule
The distribution of the rehabilitation flats will be carried out according to the designated schedule for the C and B wings. Information about the scanning and distribution of allotment letters will be displayed at the relevant locations.
Eligible flat owners have been asked to personally attend the designated location, collect their distribution letter and proceed with possession of their new rehabilitation home.
Thousands of Residents Moving into New Homes
The latest distribution is part of a larger rehabilitation process that has already benefited hundreds of Worli BDD Chawl residents.
On August 14, 2025, 556 rehabilitation flats under the Worli BDD Chawl Redevelopment Project were distributed in the presence of Maharashtra Chief Minister Devendra Fadnavis.
The next major phase began on May 21, 2026, with the distribution process for 827 rehabilitation flats in the F, G and H wings of Rehabilitation Building No. 1.
The phased approach allows MHADA to hand over homes as individual buildings receive their Occupancy Certificates. Under the leadership of MHADA Vice President and CEO Sanjeev Jaiswal, the authority is continuing its focus on completing rehabilitation work and helping eligible residents move into their new homes.
192-Acre BDD Chawl Redevelopment Project
The BDD Chawl Redevelopment Project covers approximately 192 acres and is one of Maharashtra's major urban redevelopment initiatives. MHADA is serving as the nodal agency for the project through its Mumbai Housing and Area Development Board.
The wider BDD redevelopment covers the historic chawls at Worli, N. M. Joshi Marg-Parel and Naigaon.
The Worli portion of the project is planned to rehabilitate 9,689 eligible residents from 121 old chawls.
500-Square-Foot Modern Homes for Eligible Residents
A major feature of the redevelopment is the significant improvement in the size and quality of homes for eligible residents.
Residents who previously lived in old chawl rooms measuring around 160 square feet will receive modern 2 BHK rehabilitation flats with a carpet area of 500 square feet. The new homes are being provided on a free ownership basis.
Around 65 percent of the total project plot area has been allocated for rehabilitation, highlighting the focus on providing improved housing for existing residents.
34 High-Rise Rehabilitation Buildings Planned
The Worli redevelopment includes 34 rehabilitation buildings, each planned to rise to 40 floors. The new buildings are designed with modern infrastructure and residential facilities to provide residents with a better standard of living.
The project also includes a six-level podium parking facility with stilt parking. One parking space is planned for each eligible flat holder. An eco-friendly garden is also proposed on the seventh level of the podium parking area.
Modern Facilities Inside the New Flats
The rehabilitation homes are being equipped with several modern features designed to improve comfort, safety and everyday living.
These include vitrified flooring, granite kitchen platforms, granite counters, aluminum-frame windows and branded plumbing fixtures. The buildings will also have fire safety systems and multiple elevators.
Three elevators, a stretcher lift and a dedicated fire elevator are among the facilities planned for the rehabilitation buildings.
Plans for a Self-Sufficient Residential Community
The Worli BDD Chawl redevelopment is designed to create more than new housing. The project also aims to develop a well-planned and self-sufficient community.
Plans include a commercial complex, school, gymnasium, hospital and hostel facilities. Environmental infrastructure such as a sewage treatment plant, solar energy systems and rainwater harvesting facilities is also planned as part of the development.
These facilities are expected to support residents while creating a more organized and sustainable neighborhood.
MHADA to Maintain Buildings for 12 Years
Another important feature of the redevelopment is the planned maintenance support for the new rehabilitation buildings.
MHADA will maintain the rehabilitated buildings for 12 years, providing residents with additional support in managing and maintaining the new structures during the initial years after possession.
The project also places importance on protecting the historical and cultural identity of the BDD Chawl area, which has played a significant role in Mumbai's social history.
Jamboree Ground and Ambedkar Ground to Be Preserved
Jamboree Ground and Ambedkar Ground, which have been closely associated with Mumbai's social, cultural and political history, are planned to be preserved.
The redevelopment plan also includes an effort to preserve one historic BDD Chawl building in its existing form and convert it into a museum.
The proposed museum is expected to showcase the history of BDD Chawls, their social and cultural importance and the role the area has played in Mumbai's development.
Rehabilitation Process Moves Ahead
The start of distribution for 574 additional rehabilitation flats marks another major step in the Worli BDD Chawl redevelopment program. As more buildings receive Occupancy Certificates, eligible residents are expected to continue receiving possession of their new homes in phases.
The latest distribution brings the project closer to its broader goal of replacing old chawl housing with safer, larger and modern homes while preserving the historic character of the Worli BDD Chawl community.
