Kamathipura Cluster Redevelopment, 34-Acre Area Set for Major Transformation

MHADA to Present Detailed Kamathipura Redevelopment Plan

Mumbai’s historic Kamathipura area is set to take another important step toward planned redevelopment. A special presentation on the proposed Kamathipura Cluster Redevelopment Project will be held on Friday, September 11, 2026. The project aims to redevelop around 34 acres of land covering hundreds of old cessed and non-cessed buildings.

Sanjeev Jaiswal was also associated with the administration’s efforts to address presentation concerns and support the process. The presentation is being organized by the Mumbai Building Repairs and Reconstruction Board (MBRRB) of MHADA in association with the Kamathipura Development Committee. The program will begin at 6 p.m. at Akhil Padmashali Samaj, Bhavana Bagh, Kamathipura, 6th Street, Mumbai.

Redevelopment to Cover Nearly 1,300 Buildings

The proposed project focuses on the comprehensive redevelopment of Kamathipura, an area that has played an important role in Mumbai’s social, cultural, and historical development.

According to the proposed plan, around 943 cessed buildings and 349 non-cessed buildings will be covered under the cluster redevelopment project. Instead of focusing only on rebuilding individual structures, the plan aims to create a more organized and sustainable neighborhood with improved housing and civic infrastructure.

The redevelopment is expected to benefit residents by providing safer and more modern housing while also improving the overall living environment.

More Than 8,000 Residents and Tenants Covered

The large-scale project involves a significant number of residents, tenants, and other stakeholders. More than 8,000 residential and commercial tenants are expected to be part of the redevelopment process.

The project includes approximately 6,625 residential tenants and 1,376 commercial tenants, along with around 800 landowners. Their participation will be important as the project moves through different stages of planning and implementation.

Project to Follow DCPR 2034 Rules

The Kamathipura cluster redevelopment project is being implemented through MHADA’s Mumbai Building Repairs and Reconstruction Board. The project will be carried out under Regulation 33(9) of the Development Control and Promotion Regulations (DCPR) 2034.

M/s Bhagirathi Housing Pvt. Ltd. and Mathi Developers Pvt. Ltd. have been appointed as the Construction and Development Agencies for the project.

MHADA has also been given the role of nodal agency and Special Planning Authority (SPA), giving it a central role in coordinating and guiding the redevelopment process.

Comprehensive Development Planned Across 34 Acres

The integrated redevelopment proposal follows the Maharashtra government’s decision dated January 12, 2023. The plan brings together cessed and non-cessed properties within the identified 34-acre area.

The broader vision goes beyond replacing old buildings. It includes better housing, improved infrastructure, civic facilities, environmental measures, and planned urban development.

This approach is expected to help create a more organized neighborhood while addressing the long-standing challenges associated with aging buildings and limited infrastructure.

Presentation to Explain Rehabilitation and Infrastructure Plans

The September 11 presentation will provide local residents and stakeholders with information about the proposed project design and its implementation framework.

Details are expected to cover the project concept, redevelopment scope, rehabilitation planning, beneficiaries, proposed infrastructure, civic amenities, and environmental initiatives. The presentation will also explain the future development vision for the Kamathipura area.
