MHADA Plans Crackdown on Illegal Construction in Andheri, Goregaon and Other Mumbai Redevelopment Areas

The Maharashtra Housing and Area Development Authority (MHADA) is preparing to take strict action against illegal and unauthorized constructions on its land across Mumbai. The proposed drive will mainly target areas where redevelopment projects are planned or already underway, with demolition and legal action expected in the coming weeks.

The action is expected to begin after Diwali and will focus on unauthorized structures, illegal extensions, and construction activities that could affect planned redevelopment projects.

MHADA to Take Action Against Unauthorized Construction in Mumbai

MHADA is planning a special crackdown in several housing colonies across Mumbai where illegal construction has been reported. The targeted locations include Sardar Vallabhbhai Patel (SVP) Nagar in Andheri West, Motilal Nagar and Siddharth Nagar in Goregaon West, Anand Nagar in Vakola, Santacruz, Tagore Nagar in Vikhroli East, and Gorai and Charkop in Borivali West.

MHADA's Encroachment Removal Department will lead the proposed demolition drive. The Mumbai Board is currently reviewing reported cases of unauthorized construction and identifying individuals and developers allegedly involved in repeated violations.

According to officials familiar with the development, MHADA plans to initiate legal proceedings against those found responsible. The action will be taken under the relevant provisions of the Maharashtra Regional and Town Planning (MRTP) Act, 1966.

Authorities may also register criminal cases wherever the available evidence supports further legal action. The objective is to prevent unauthorized development and ensure that MHADA-owned land remains protected.

Redevelopment Projects in Andheri and Goregaon Face Resistance

The proposed crackdown comes as several major MHADA housing colonies across Mumbai prepare for large-scale redevelopment. Projects in SVP Nagar, Andheri West, Motilal Nagar, Goregaon West, Bandra Reclamation, and Adarsh Nagar in Worli are at different stages of the redevelopment process.

However, some of these projects have faced opposition from residents and housing societies. Several residents have raised concerns about how redevelopment decisions are being made, claiming that they have not received enough opportunities to participate in the process.

Some residents have described the approach as undemocratic and questioned the implementation of MHADA's redevelopment plans. Certain housing societies have also approached the courts to challenge the authority's decisions.

MHADA Reviews Illegal Construction Cases Before Legal Action

An official familiar with the matter said the Mumbai Board is examining complaints and available records before taking action against unauthorized structures. The proposed proceedings will focus particularly on developers and individuals who repeatedly violate construction rules.

The crackdown is also expected to address construction activities that may create difficulties for redevelopment planning and implementation.

Under the leadership of IAS Sanjeev Jaiswal, Vice President and Chief Executive Officer of MHADA, the authority is working on redevelopment initiatives across Mumbai while also focusing on regulatory compliance and the protection of its land.

Redevelopment Plans Continue Amid Residents' Concerns

The redevelopment of large MHADA colonies remains an important part of Mumbai's housing and urban development plans. However, differences between residents, housing societies, and the authority have created challenges in moving some projects forward.

In several locations, housing societies had already started discussions with private developers to redevelop their buildings independently. These discussions have reportedly slowed down after MHADA introduced its cluster redevelopment plans.

The proposed enforcement drive is expected to bring greater attention to unauthorized construction across these locations. As MHADA moves ahead with its redevelopment initiatives, the coming weeks will be important for residents, developers, and housing societies in the affected areas.
