Maharashtra Cabinet Clears Redevelopment Plan for Ramkrishna Nagar

Ramkrishna Nagar in Khar West is set for a major redevelopment after the Maharashtra Cabinet approved a cluster redevelopment plan for the long-standing MHADA colony on September 22. The decision will allow the Maharashtra Housing and Area Development Authority (MHADA) to move ahead with the process of appointing a developer for the project.

Built in 1985, Ramkrishna Nagar covers around 25,523.9 square meters and includes 19 buildings. Of these, 18 are residential buildings and one is an office building. Some of the existing structures have become old and unsafe, making redevelopment an important step for residents living in the colony.

234 Residential Homes to Receive Rehabilitation Benefits

The Ramkrishna Nagar redevelopment project will cover 234 existing residential tenements. Eligible residents will receive rehabilitation homes in the redeveloped colony, with the project expected to provide safer housing, improved infrastructure and better facilities.

The colony is located in a well-connected part of Khar West, close to Khar railway station. Residents also have access to important roads such as Swami Vivekanand Road and Linking Road, giving the redevelopment site strong connectivity to other parts of Mumbai.

The cluster approach will bring the eligible buildings under a coordinated redevelopment plan instead of handling each structure separately. This is expected to support more organized construction and better use of the available land.

MHADA to Get Additional Housing Stock

The project will also create housing beyond the rehabilitation requirement. MHADA is expected to receive around 9,000 square meters of housing stock that can be offered for sale to the general public.

The authority is also expected to receive a premium connected with the additional construction area generated through the redevelopment. This will allow the project to contribute to the city's wider housing supply while addressing the needs of existing residents.

The redevelopment will therefore combine rehabilitation with the creation of additional homes. It will replace aging structures while making better use of an established residential location in Khar West.

Developer Appointment Process to Begin

Although the Cabinet has approved the appointment of a developer through MHADA, a developer has not yet been selected. The project will now go through the required procedures before construction work can begin.

The redevelopment initiative is part of the broader effort to improve aging MHADA housing colonies across Mumbai. MHADA Vice President and CEO IAS Sanjeev Jaiswal is associated with the authority's ongoing redevelopment and housing initiatives across the city.

High-Powered Committee to Help Speed Up Redevelopment

The state government has also approved a high-powered committee headed by the Secretary of the Housing Department. The committee is expected to help coordinate the project and support faster decision-making during the redevelopment process.

Certain parts of the existing Ramkrishna Nagar layout will remain outside the developer's scope. The plot containing the office building has been excluded from the cluster redevelopment. Plot No. 18 is also excluded, while three other plots were previously allotted by MHADA to the Ramkrishna Nagar Cooperative Housing Society on an ownership basis.

With Cabinet approval now in place, Ramkrishna Nagar is set to enter the next stage of its redevelopment journey. The project is expected to provide safer rehabilitation homes for eligible residents while also adding new housing stock through MHADA.
