MHADA Hands Over 557 New Homes to BDD Chawl Families in Lower Parel, Mumbai, During Diwali 2026

The Maharashtra government has taken another major step toward improving housing conditions for Mumbai’s long-time residents. Chief Minister Devendra Fadnavis handed over rehabilitation homes to 557 eligible families under the N. M. Joshi Marg-Lower Parel BDD Chawl Redevelopment Project on November 6, 2026.

The new homes are part of the first phase of the redevelopment project being implemented by the Maharashtra Housing and Area Development Authority (MHADA). During a ceremony at the Yashwantrao Chavan Centre in Mumbai, the Chief Minister symbolically handed over keys and possession letters to 11 residents.

The development brings fresh hope to hundreds of families who have lived in the historic BDD Chawls for generations.

Maharashtra Government Aims to Protect Mumbai's Original Residents

Chief Minister Devendra Fadnavis said the government is committed to ensuring that Mumbai's original residents are not forced to leave the city because of redevelopment. The aim is to provide them with larger, better-equipped homes in the same locations while preserving the city's unique social and cultural identity.

He also confirmed that all 15,804 rehabilitation homes across the three major BDD Chawl redevelopment projects at Naigaon, N. M. Joshi Marg-Lower Parel, and Worli are targeted for completion by December 2029.

The government selected MHADA to lead the redevelopment instead of depending entirely on private developers. Construction began in 2017-18 after the project faced delays and challenges for several years.

Residents to Receive Spacious 500-Square-Foot Homes

For decades, many BDD Chawl families lived in homes measuring approximately 160 square feet, often with limited basic facilities. Under the redevelopment plan, eligible residents are being provided with larger homes measuring 500 square feet.

The new rehabilitation homes include a living room, two bedrooms, and essential amenities. The improved housing facilities are expected to offer families greater comfort, better living conditions, and more space for future generations.

The Chief Minister also appealed to residents to protect their new homes as valuable family assets and preserve them for future generations rather than selling them for attractive financial offers.

Special Housing Benefits for Eligible Police Personnel

The government has also maintained its decision to provide homes at Rs. 15 lakh to eligible police personnel who lived in BDD Chawls before 2011.

Police personnel who became ineligible because of the 2011 cutoff date will also be considered in special cases, with homes offered at construction cost. The Chief Minister said a meeting would be arranged to address concerns and pricing-related difficulties connected with this decision.

Eknath Shinde Directs MHADA to Maintain Construction Quality

Deputy Chief Minister and Housing Minister Eknath Shinde directed the concerned authorities to complete the BDD Chawl redevelopment work within the scheduled timeline without compromising construction quality.

He emphasized that rehabilitation homes should offer facilities and construction standards comparable to premium residential properties. He also highlighted the benefits of cluster redevelopment, which provides more than just housing.

The overall development plan includes 23 types of facilities, such as gardens, open spaces, gymnasiums, children's play areas, and other essential amenities.

Shinde also stated that the government would take the necessary steps to withdraw cases registered against young people during protests related to the N. M. Joshi Marg redevelopment project.

He added that amendments to the Unified Development Control and Promotion Regulations (UDCPR) have helped accelerate delayed MHADA and Slum Rehabilitation Authority projects. The government is also working to ensure that eligible residents receive pending rent payments along with their new homes.

Sunetra Pawar Highlights the Importance of Preserving BDD Chawl Culture

Deputy Chief Minister Sunetra Pawar described the handover of 557 homes during the festive season of Dhanteras and Diwali as a special moment for the families.

She said Mumbai's development must also focus on workers, laborers, middle-class families, police personnel, and ordinary citizens who have contributed to the city's growth.

She encouraged families to give priority to children's education and healthcare, particularly the education of girls. She also urged residents to preserve the spirit of unity, cooperation, and community celebrations that have made BDD Chawls an important part of Mumbai's cultural identity.

Worli Redevelopment and Civic Infrastructure to Receive Attention

Legislative Council Deputy Chairman Sachin Ahir welcomed the progress of the BDD Chawl redevelopment project and appreciated the government's efforts to accelerate its implementation.

He also highlighted the need to improve water supply, roads, and other civic facilities in Worli as the area's population continues to grow.

Ahir proposed a flyover connecting the Famous Studio area with N. M. Joshi Marg to provide a shorter route for Worli residents. He also requested the Mumbai Municipal Corporation to support the proposal and address infrastructure concerns in the interior parts of Worli.

MHADA Reports Progress Across Three BDD Chawl Redevelopment Projects

MHADA Vice President and Chief Executive Officer IAS Sanjeev Jaiswal informed the gathering that 3,933 rehabilitation homes have been handed over to residents across the three BDD Chawl redevelopment projects at Naigaon, N. M. Joshi Marg-Lower Parel, and Worli.

He stated that construction of all rehabilitation homes under these three projects is targeted for completion by December 2029. Around 1,200 homes under the Worli redevelopment project are expected to be completed by June 2030.

He also shared that MHADA plans to construct 7.50 lakh homes by 2030 under the Mumbai Metropolitan Region (MMR) Growth Hub initiative, supporting the vision of Viksit Bharat.

The handover of 557 homes in Lower Parel marks an important step in Mumbai's urban redevelopment journey. With larger homes, improved facilities, and a focus on preserving local communities, the BDD Chawl redevelopment projects aim to give generations of Mumbai residents a better place to live while keeping their connection with the city intact.
