Mumbai’s BDD Chawl redevelopment project is poised to be a transformative step for urban housing and infrastructure, benefiting both residents and the Maharashtra Housing and Area Development Authority (MHADA). MHADA is redeveloping BDD Chawls across Worli, Naigaon, and N. M. Joshi Marg. The redevelopment plan focuses on constructing residential buildings for original chawl residents, offering them 500 square feet furnished apartments in modern skyscrapers. The remaining land parcels, however, will be utilized for commercial purposes, providing a significant revenue stream for MHADA.


Commercial Leasing and Revenue Generation

MHADA has planned to lease out plots measuring approximately 3,900 square meters in Naigaon and N. M. Joshi Marg through e-auction. The minimum lease value has been set at Rs 371 crore for Naigaon and Rs 438 crore for N. M. Joshi Marg, totaling at least Rs 809 crore for MHADA. Currently, three companies have registered to participate in the auction process, indicating strong market interest and confidence in the project.

The strategy allows MHADA to generate substantial funds, which can be reinvested in housing initiatives across Maharashtra. By integrating residential redevelopment with commercial leasing, the authority ensures that the project is financially sustainable while meeting the housing needs of low- and middle-income residents.
