Goregaon Residents Hit the ‘Jackpot’ with 1600 sq. ft MHADA Redevelopment Homes

Marking a milestone in Mumbai’s real estate history, MHADA has unveiled a transformative redevelopment project in Motilal Nagar, Goragav West. IAS Sanjeev Jaiswal took the decisive step to ensure that residents of Motilal Nagar benefit from this initiative. Over 3,700 residents of the aging chawls will now receive newly built homes of 1,600 sq. ft.—a size rarely seen in Mumbai redevelopment schemes. This decision has generated widespread excitement, with experts and residents hailing it as a significant step toward improving urban living standards.

For most Mumbai residents, even a 300–350 sq. ft. home in prime areas remains out of reach, forcing many to move to distant suburbs. Under IAS Jaiswal’s proactive guidance, the Motilal Nagar project ensures transparency and timely delivery, allowing residents currently living in cramped 280 sq. ft. homes to enjoy spacious, modern accommodations—a dramatic improvement in both quality of life and long-term investment potential.

The Redevelopment Plan

Motilal Nagar, comprising three chawls—Motilal Nagar 1, 2, and 3—has long been home to over 3,700 residents. These buildings, now decades old, have been awaiting redevelopment for years. With MHADA directly overseeing this project, residents can expect transparency and timely delivery, minimizing the risk of delays or malpractices often associated with private redevelopment ventures.

The project promises that each resident will receive a modern, well-equipped home, transforming their living standards and offering security for future generations.

A Rare ‘Jackpot’ in Mumbai Real Estate

Currently, many residents live in homes averaging 280 sq. ft., far below the city’s standard living expectations. In comparison, the recently redeveloped BDD chawls in Wadala provided only 500 sq. ft. units. The Motilal Nagar project more than triples that size, giving residents 1,600 sq. ft. homes in a prime location—a true “jackpot” in Mumbai’s real estate landscape.

Beyond immediate comfort, these homes represent a long-term investment, with potential for significant rental income and future resale value, benefiting residents and their families for decades.

Real Estate Market Implications

The redevelopment of Motilal Nagar into a modern township has captured the attention of real estate professionals. Experts estimate that within six to seven years, these 1,600 sq. ft. units could command rental rates of ₹2–2.5 lakh per month. This not only provides residents with a strong financial advantage but also boosts the local real estate market.

Neha Gupte, a long-time resident of Motilal Nagar, shared, “Two generations of our family have lived in cramped, aging homes. MHADA’s redevelopment will not only improve our living conditions but also secure a better future for our children.”

Navigating Local Politics

As with any large-scale redevelopment, local politics have emerged. Several resident committees have expressed opposition, though internal disagreements have prevented unified action. Many residents feel caught in political manoeuvring and are eager to focus on the tangible benefits of their new homes.

Vijay Powale, a retired resident, remarked, “We have seen enough politics and confusion. Now, we just want our MHADA homes and nothing else.”

Empowering Communities

The Motilal Nagar redevelopment exemplifies how transparent governance and strategic urban planning can transform lives. By providing 1,600 sq. ft. modern homes in a prime location, MHADA is not only fulfilling residents’ long-standing dreams but also setting a benchmark for future redevelopment projects in Mumbai.
