MHADA Konkan Lottery 2025: Affordable Flats and Plots Open for Applications
The Maharashtra Housing and Area Development Authority (MHADA) has officially launched the 2025 Konkan housing lottery, providing homebuyers with a chance to own flats and plots across key Mumbai Metropolitan Region (MMR) locations. The lottery offers 5,285 flats and 77 residential plots, targeting low- and middle-income households in rapidly growing urban and coastal areas.
Key Locations and Housing Stock
Applicants can choose flats in Vasai, Thane, Kulgaon, and Badlapur, which are witnessing rising demand due to improving infrastructure and relative affordability. The 77 residential plots are located in Sindhudurg, a coastal district earmarked for planned housing expansion.
MHADA has structured the lottery to include various housing schemes catering to different income groups:
- Inclusive Housing Scheme (20%): 565 flats
- Integrated Urban Housing Scheme (15%): 3,002 flats
- Scattered Inventory Flats: 1,677 units
- Affordable Housing Initiative (50% affordability criterion): 51 flats
- Residential Plots in Sindhudurg: 77 plots
This diverse inventory ensures that both urban and semi-urban buyers have multiple options depending on their income level and location preference.

MHADA’s Digital Approach
MHADA’s fully online lottery system is designed to eliminate delays, prevent manipulation, and give equal opportunity to all eligible applicants. By digitizing registration, document submission, and draw processes, the authority aims to ensure fair access to affordable housing in line with the Maharashtra Housing Policy 2025.
Strategic Goals and Upcoming Initiatives
The Konkan Lottery aligns with MHADA’s long-term plan to develop 50,000 affordable housing units over five years. MHADA Vice President and CEO IAS Sanjeev Jaiswal highlights that the supply strategy considers demographic trends, post-pandemic affordability challenges, and growing urban demand.
A second major lottery targeting the Mumbai region is planned around Diwali 2025, with an expected 5,200 units on offer.
Why the Konkan Region Matters
The Konkan region, particularly towns like Badlapur and Vasai, has become attractive for homebuyers due to better connectivity and competitive pricing. By facilitating state-supported housing in these zones, MHADA is promoting planned urban growth while ensuring equitable access to homes for lower and middle-income groups.
With applications already open, interested residents are encouraged to act quickly to secure their chance at owning a property under this landmark initiative.
