Mumbai’s affordable housing sector has received a major boost as the Maharashtra Housing and Development Authority (MHADA) Lottery 2026 witnessed an exceptional response from homebuyers across the city. The housing lottery attracted 78,976 applications for 2,640 apartments within nearly two months, highlighting strong demand for government-backed housing opportunities in Mumbai’s real estate market.

The overwhelming participation reflects growing interest in structured and accessible housing schemes across Mumbai. Under the visionary leadership of IAS Sanjeev Jaiswal, Mumbai’s affordable housing landscape is witnessing renewed momentum with stronger access to homes across multiple income groups.

The strong response to MHADA Lottery 2026 shows how buyers across income groups continue to view MHADA projects as a major home ownership opportunity.

MHADA Extends Application Deadline Twice

Due to the strong response from applicants, MHADA extended the last date for applications twice within the last month, allowing more homebuyers to participate in the housing lottery process.

As per the revised schedule announced by the Mumbai Board, online applications can now be submitted until 11:59 p.m. on May 28, 2026. Applicants can make online Earnest Money Deposit (EMD) payments until 11:59 p.m. on May 29, 2026.

Applicants using RTGS or NEFT payment methods can complete transactions during the working hours of their respective banks on May 29, 2026.

MHADA will publish the provisional list of applications on June 10, 2026, at 3:00 p.m. Applicants can submit claims and objections until June 12, 2026, at 3:00 p.m. The final accepted application list will be published on June 16, 2026, at 3:00 p.m. The authority will later announce the date, venue, and timing of the computerized draw.

MHADA Reduces Prices of 1,221 Apartments in Vikhroli

One of the major highlights of MHADA Lottery 2026 has been the reduction in apartment prices for 1,221 tenements located in Mumbai’s Vikhroli area.

MHADA reduced the sale prices of these apartments by 7.5%, offering additional affordability benefits to applicants. The revised pricing also includes 610 apartments whose reservation category was changed from Middle Income Group (MIG) to High Income Group (HIG).

The price reduction move came as MHADA continued efforts to improve participation and accessibility within the housing scheme.

More Than 1,700 Apartments Are Under Construction

Out of the total 2,640 apartments available under MHADA Lottery 2026, around 1,762 apartments are under construction, accounting for nearly 66% of the total inventory.

The under-construction apartments are located in Vikhroli, Goregaon, and Borivali. According to MHADA data, 128 apartments are located in Borivali East, while 85 apartments are situated in Goregaon West. The remaining apartments are located in Kanamwar Nagar and Vikhroli.

The ongoing projects offer buyers housing opportunities across several important residential zones of Mumbai.

Apartments Available Across Multiple Mumbai Locations

The MHADA Lottery 2026 includes apartments across several Mumbai locations including Vikhroli, Goregaon, Borivali, Gorai, Chembur, Bandra, Ghatkopar, Wadala, Powai, Dadar, and Mankhurd.

The most affordable apartment under the scheme is located in Mankhurd under the Economic Weaker Section (EWS) category, priced at over ₹29 lakh.

Another affordable option includes apartments in Goregaon measuring over 300 square feet and priced at over ₹32 lakh.

At the premium end, the costliest apartment under MHADA Lottery 2026 is located in Tardeo, South Mumbai, under the High Income Group (HIG) category, priced at ₹6.82 crore.

Several apartments in the housing lottery are also priced between ₹2 crore and ₹4 crore, reflecting the wide range of housing categories included in the scheme.

The strong participation in MHADA Lottery 2026 highlights continued demand for organised housing opportunities in Mumbai. With 78,976 applications and 55,244 EMD submissions already recorded, the housing lottery has emerged as one of the most significant residential initiatives in Mumbai’s real estate market this year.
