Mumbai, August 23: The Maharashtra Housing and Area Development Authority’s (MHADA) Konkan Board housing lottery has received an overwhelming response, with over one lakh applicants vying for just 5,285 homes. According to officials, 1,14,283 people had successfully completed the online registration process by Saturday, of which more than 80,000 had paid the mandatory earnest money deposit, securing their participation in the draw.


Overwhelming Demand for Affordable Homes


The massive turnout reflects the ongoing struggle of middle-class and lower-income families to find affordable housing in Mumbai and the wider Mumbai Metropolitan Region (MMR). With property prices in Mumbai continuing to rise, MHADA homes — priced 30–40% lower than prevailing market rates — remain a rare opportunity for families to own a house at a comparatively reasonable cost.

MHADA’s Konkan Board lottery this year includes homes in areas such as Thane, Dombivli, Kalyan, Titwala, Navi Mumbai, and Mira Road. These locations are considered emerging residential hubs that balance affordability with better connectivity to Mumbai.



Registration and Participation

The registration process for the lottery began on 15th July and will remain open until 28th August. In order to participate, applicants must complete the online application, upload the required documents, and pay the earnest money deposit. Officials confirmed that more than 80,000 applicants have already taken this final step, making them eligible for the draw.

Compared to MHADA’s February 2025 lottery for 2,147 houses, which drew 24,911 applications, the response this time has been far stronger. Many of those who were unsuccessful in earlier rounds are trying again, increasing competition for the limited number of units available.

In 2021, MHADA’s Konkan Board witnessed its highest-ever participation with 2,46,650 applications for 8,984 houses. While the current lottery offers fewer homes — 5,285 in total — officials believe the 2025 draw could set a new record for participation, given the already high registration numbers.

This surge highlights the scale of demand for affordable housing in Maharashtra. Experts note that even though government schemes like PMAY (Pradhan Mantri Awas Yojana) and private developers’ affordable housing projects exist, MHADA’s brand trust, transparent process, and pricing structure continue to attract lakhs of hopeful buyers.

Housing under MHADA is typically priced 30–40% below market value, making it an attractive option for middle-income households priced out of Mumbai’s property market. With residential units in Mumbai often exceeding ₹1 crore, MHADA homes in Thane, Navi Mumbai, and Mira Road that fall in the ₹20–50 lakh range remain highly sought after.

Additionally, the Konkan Board’s projects include a mix of MHADA-constructed homes and flats from private developers, expanding options for buyers. The transparent lottery system ensures fairness, giving equal opportunity to applicants across income groups.

A senior MHADA official noted, “The response to this year’s Konkan Board lottery has been very encouraging. Affordable housing continues to be one of the most pressing needs in the MMR, and MHADA’s role is to provide quality homes at prices that people can realistically afford. We expect the number of applications to rise further as the deadline approaches.”

The draw is scheduled to take place after the registration window closes on August 28. The results will be declared publicly, with successful applicants gaining the right to purchase their allotted homes at the pre-determined prices.

Mumbai’s housing crisis has long been a point of concern. Rapid urbanization, coupled with limited land availability and high construction costs, has pushed property prices beyond the reach of the average homebuyer.
