The handover ceremony will take place at the Yashwantrao Chavan Centre in Nariman Point, Mumbai, at 12 noon. Deputy Chief Minister and Housing Minister Eknath Shinde and Deputy Chief Minister Sunetra Pawar will attend the program along with several senior ministers, public representatives, and other dignitaries.

The 557 homes are part of three completed rehabilitation wings under the first phase of the project. This development marks an important milestone for families who have lived in the old BDD chawls for several generations and are now set to move into modern homes.

N. M. Joshi Marg BDD Chawl Redevelopment: 557 Families to Receive Modern Homes

The N. M. Joshi Marg–Lower Parel BDD Chawl Redevelopment Project is one of Maharashtra's major urban renewal initiatives. The project is being implemented by the Mumbai Housing and Area Development Board of the Maharashtra Housing and Area Development Authority (MHADA).

Spread across 13.49 acres, the redevelopment area originally consisted of 32 chawls with ground-plus-three-floor structures. These buildings accommodated approximately 2,560 residential and non-residential occupants in small tenements measuring around 160 square feet.

Under the rehabilitation plan, eligible residential occupants will receive fully equipped 2 BHK flats measuring 500 square feet of carpet area. These homes will be provided free of cost and on an ownership basis, giving families an opportunity to enjoy better living conditions and long-term housing security.

What Facilities Will MHADA Provide in the New BDD Chawl Flats?

The newly constructed rehabilitation buildings have been designed to offer residents a safer and more comfortable living environment.

The 2 BHK homes include several modern features, such as:

  • Vitrified flooring tiles.
  • Aluminum-frame windows.
  • Granite kitchen platforms.
  • Branded plumbing fittings.
  • Modern fire safety systems.
  • Earthquake-resistant building structures.

The buildings also include two passenger elevators, one dedicated fire elevator, and CCTV surveillance on every floor. Additional facilities include three levels of basement parking, stilt areas, a podium, and spacious staircases.

These improvements are expected to provide a significant upgrade from the older chawl structures and create a better residential environment for beneficiary families.

First Phase Progress: 1,241 Rehabilitation Flats Across Seven Wings

The N. M. Joshi Marg–Lower Parel redevelopment is being carried out in two phases, with a total of 14 rehabilitation wings planned across the project.

The first phase includes seven wings and one hospital building. With the upcoming handover of 557 flats in three completed wings, construction of another 684 rehabilitation flats across the remaining four wings is nearing completion. These homes are scheduled to be completed by February 2027.

Approximately 65% of the total project land has been used for rehabilitation purposes, highlighting the focus on providing permanent housing to eligible existing occupants.

Second Phase: MHADA Provides Rent Support and Transit Accommodation Options

The second phase of the project is also progressing, with the final eligibility of 1,200 occupants across 15 BDD chawls determined.

Eligible residents have been given the option to choose between monthly rental support and transit accommodation during the redevelopment process.

Since August 2026, eligible residential and non-residential occupants have been receiving 11 months of advance rent calculated at ₹30,000 per month. This arrangement is intended to support families while redevelopment work continues.

Lower Parel BDD Chawl Project to Include a Hospital and Sustainable Facilities

Beyond individual rehabilitation homes, the redevelopment plan aims to create a well-equipped residential township with essential community infrastructure.

The proposed facilities include a dedicated welfare center, a hospital, a sewage treatment plant, solar energy systems, and rainwater harvesting arrangements.

To ensure the proper upkeep of the redeveloped buildings, MHADA will also take responsibility for maintaining common amenities and facilities for 12 years.

These provisions are expected to support a cleaner, safer, and more sustainable residential environment for the rehabilitated families.

Special Arrangements for Beneficiaries to Watch the November 6 Ceremony

A separate viewing pavilion will also be arranged within the N. M. Joshi Marg–Lower Parel BDD Complex. The facility will have seating for approximately 500 people, and the ceremony will be displayed on large LED screens.

For the main venue at Nariman Point, entry will be restricted to one representative from each eligible beneficiary family. Entry passes are available at the project site office at N. M. Joshi Marg–Lower Parel.

MHADA's Mumbai Board has also arranged transportation from the transit camp to the ceremony venue for eligible beneficiaries holding entry passes. This facility will be available to one family representative.
