MHADA Motilal Nagar Redevelopment: 3,702 Families to Receive 1,600 Sq Ft Homes in Goregaon West

MHADA is moving ahead with the Motilal Nagar redevelopment project in Goregaon West, bringing a major housing upgrade for thousands of residents. Under the proposed plan, 3,702 eligible residential families will receive spacious 1,600-square-foot homes free of cost. Meanwhile, 557 families from the NM Joshi Marg-Lower Parel BDD Chawl redevelopment project will receive the keys to their new homes on November 6, 2026.

MHADA to Provide 1,600 Sq Ft Homes to 3,702 Families in Motilal Nagar

The Maharashtra Housing and Area Development Authority (MHADA) has taken an important step toward the redevelopment of Motilal Nagar in Goregaon West, Mumbai. Spread across approximately 143 acres, the project aims to transform the existing residential area into a modern and well-planned neighborhood.

Under the cluster redevelopment plan, 3,702 eligible residential families will receive new homes measuring 1,600 square feet each, free of cost. In addition, 328 eligible commercial shopkeepers will be provided with new shops measuring 987 square feet.

The redevelopment will be carried out through the Construction and Development Agency (C&DA) model, with a focus on improving housing conditions and providing long-term security to existing residents.

MHADA to Prepare Permanent Alternative Accommodation Agreement Within Two Weeks

To protect residents' housing rights, MHADA will prepare the draft of the Permanent Alternative Accommodation Agreement (PAAA) within the next two weeks.

According to Milind Borikar, Chief Officer of the MHADA Mumbai Board, the draft will first be reviewed by the authority's legal department. After receiving legal clearance, it will be submitted for final administrative approval by MHADA Vice President and CEO IAS Sanjeev Jaiswal.

Once approved, the agreement will be officially presented to residents. This process is expected to provide greater clarity about their rehabilitation rights, ensuring that eligible families understand the terms and conditions before the redevelopment moves forward.

328 Eligible Shopkeepers to Receive New Commercial Spaces

The Motilal Nagar redevelopment plan also considers the needs of local business owners. Under the project, 328 eligible commercial occupants will receive new shops with an area of 987 square feet.

This provision will help existing shopkeepers continue their business activities in improved commercial spaces while becoming part of the area's planned transformation.

Key-for-Key Policy to Support Smooth Redevelopment

MHADA plans to follow a phased redevelopment strategy under the key-for-key policy. Instead of shifting all residents at once, the authority will first develop rehabilitation buildings on available vacant land.

Once the new buildings are ready, eligible residents can move into their new homes before further redevelopment activities begin.

The Permanent Alternative Accommodation Agreement will also be signed in phases, depending on construction progress. MHADA officials have stated that residents' questions and concerns will be addressed transparently to maintain public confidence and support timely project execution.

557 BDD Chawl Families to Receive New Home Keys on November 6

In another major housing development in Mumbai, 557 eligible families from the NM Joshi Marg-Lower Parel BDD Chawl redevelopment project are set to receive their new home keys on November 6, 2026.

Chief Minister Devendra Fadnavis will distribute the keys during a special ceremony at the Yashwantrao Chavan Centre in Mumbai. Deputy Chief Ministers Eknath Shinde and Sunetra Pawar will also attend the event.

The homes are part of three completed rehabilitation buildings developed during the first phase of the project. The redevelopment is an important part of Mumbai's large-scale urban renewal efforts, aimed at providing better living conditions to long-time BDD Chawl residents.

Modern Housing with Better Safety and Essential Facilities

The redevelopment of old residential settlements is expected to bring major improvements in residents' quality of life. In projects involving the rehabilitation of families from compact 160-square-foot homes, the new housing arrangements include modern 2 BHK flats with approximately 500 square feet of carpet area, along with improved safety and building facilities.

These residential buildings feature earthquake-resistant construction, fire safety elevators, CCTV surveillance and basement parking. MHADA will also provide free building maintenance for 12 years.

Special arrangements have been made at the project site so local residents can watch the live broadcast of important redevelopment updates.

MHADA Focuses on Housing Security and Planned Urban Development in Mumbai

The Motilal Nagar and BDD Chawl redevelopment projects reflect Mumbai's continued efforts to improve housing infrastructure and provide better homes to eligible residents.

With 3,702 families set to benefit from the Motilal Nagar project and 557 BDD Chawl families preparing to receive their new home keys, these initiatives represent important steps toward better housing opportunities.

MHADA's focus on legal agreements, phased construction, transparent communication and improved residential facilities is expected to support smoother redevelopment while protecting the interests of existing residents.
