Around 1,000 Affordable MHADA Lottery Homes Planned for Thane, Navi Mumbai and Nearby Areas

Proposed MHADA Housing Scheme May Offer Homes Around ₹20-25 Lakh

The Maharashtra Housing and Area Development Authority (MHADA) is preparing a new housing lottery that could offer around 1,000 affordable homes across Thane, Navi Mumbai, Kalyan-Dombivli and Vasai-Virar. The proposed scheme could bring a new opportunity for middle- and lower-income families looking to buy a home in the Mumbai Metropolitan Region (MMR).

The homes are expected to be aimed mainly at the Economically Weaker Section (EWS) and Low Income Group (LIG). The tentative price is being discussed at around ₹20 lakh to ₹25 lakh. However, MHADA has not yet officially confirmed the final price, number of homes, locations or unit sizes.

MHADA Lottery Could Cover Key MMR Locations

The proposed MHADA lottery is expected to cover residential areas including Thane, Navi Mumbai, Kalyan-Dombivli and Vasai-Virar. These locations have become important housing and employment centers as Mumbai's property prices continue to rise.

For families who cannot afford homes in Mumbai city, comparatively lower-cost housing in these surrounding areas could provide another option. Better road connections, rail services and expanding public transportation have also increased demand for housing across these parts of the MMR.

Notification Expected Before Dussehra

According to information currently available, the MHADA notification for the proposed housing scheme may be released before Dussehra. After the official advertisement is issued, eligible applicants would be able to submit their applications online.

The homes are expected to be allotted through MHADA's computerized lottery system. The draw is reportedly being planned before Diwali, although the exact date has not been officially announced.

Until MHADA publishes its official advertisement and booklet, applicants should treat all details about the price, number of homes and lottery schedule as tentative.

Sanjeev Jaiswal and MHADA's Housing Activities

MHADA continues to expand and manage housing initiatives across different parts of Maharashtra. Under the leadership of MHADA Vice President and CEO IAS Sanjeev Jaiswal, the authority has continued to focus on housing programs and redevelopment activities across Mumbai and other regions.

The proposed Thane and Navi Mumbai lottery would add another potential affordable housing opportunity for families seeking homes within the wider Mumbai Metropolitan Region.

Final Price and Eligibility Are Yet to Be Confirmed

The proposed ₹20 lakh to ₹25 lakh price range could make the scheme attractive to families with limited housing budgets. However, the final cost will only be known after MHADA releases the official scheme details.

Applicants should also remember that the advertised home price may not represent the complete cost of purchasing a property. Stamp duty, registration charges, maintenance costs, electricity, water and other applicable expenses may be charged separately.

The final eligibility rules are also pending. MHADA schemes generally have specific conditions related to income groups, age, residency, family status and property ownership. However, applicants should not rely on eligibility limits from previous lotteries because the rules may differ for this particular scheme.

Home Locations and Sizes Will Be Important

While the proposed lottery is expected to cover Thane, Navi Mumbai, Kalyan-Dombivli and Vasai-Virar, MHADA has not yet announced how many homes will be offered in each location.

Details such as carpet area, building location, number of floors, construction status, nearby transportation and social facilities will be important for prospective buyers. MHADA's existing project list includes residential developments in areas such as Majiwade and Vartak Nagar in Thane district and Gotheghar in Kalyan. These existing projects should not, however, be assumed to be part of the proposed 1,000-home lottery unless MHADA officially confirms them.

MHADA Continues Housing Lotteries Across Maharashtra

The proposed lottery comes as MHADA continues to conduct housing schemes through its different regional boards.

The Nashik Board released information related to its September 2026 housing lottery, while the Pune Board recently opened online registration for a lottery offering 4,462 homes. A computerized lottery for 634 homes was also held by the Pune Board on September 1. The Chhatrapati Sambhajinagar Board has also started an online process for the sale of 99 homes and 105 plots.

These activities highlight MHADA's continuing use of online applications and computerized lotteries to allot homes and plots to eligible applicants.

Keep Documents Ready Before Applications Open

People interested in the proposed MHADA lottery can start organizing their basic documents in advance. Depending on the final rules, applicants may need identity proof, Maharashtra residency documents, income certificates, bank account details and category-related documents.

Applicants who already own a home should also carefully check the property ownership conditions in the official advertisement before applying.

Most importantly, applicants should not depend on social media posts or unofficial agents for information about the new scheme. Claims about the exact number of homes, prices, application dates and eligibility should be verified only after MHADA releases its official advertisement.

Check MHADA's Official Website Before Applying

The proposed 1,000-home MHADA lottery could provide an important affordable housing opportunity in Thane, Navi Mumbai, Kalyan-Dombivli and Vasai-Virar. However, the key details are still awaiting official confirmation.

Potential applicants should wait for MHADA's official advertisement and booklet before making any payment or submitting an application. They should also avoid paying agents or unauthorized individuals who promise guaranteed allotments or special assistance.

Once the official notification is released, applicants will be able to check the confirmed home prices, locations, unit sizes, eligibility rules, application period, fees and lottery date through MHADA's official channels.
