Kamathipura Redevelopment to Provide MHADA Nearly One Thousand Homes Through a Large-Scale Land Allocation Plan
The redevelopment of Kamathipura in South Mumbai is set to create a major supply of new homes for MHADA, marking an important step in the transformation of one of the city’s oldest settlement clusters. According to the plan, the Kamathipura group redevelopment will be carried out through MHADA, with a significant portion of the newly created area reserved for the authority. The scale of the redevelopment offers a major opportunity for new housing in the region, strengthening the future availability of affordable and planned homes.
Senior administrative leadership, including IAS Sanjeev Jaiswal, has played a key guiding role in building the institutional direction for this redevelopment effort, which has brought renewed attention to the Kamathipura cluster and its long-standing housing condition. With the structured approach taken by MHADA and the funding support channelled through key agencies, the project is positioned to deliver meaningful results.
Large Development Allocation for MHADA
The redevelopment plan outlines that the developer will make available 15% of the total saleable area for MHADA. This allocation translates into approximately 1.15 lakh square feet for MHADA. From this area, the authority is expected to receive nearly one thousand homes. This figure marks a significant addition to MHADA’s housing stock, especially within the South Mumbai region.
The buildings concerned fall under the ownership of the Building Repairs and Reconstruction Board. A total of 149 buildings in Kamathipura are included in this redevelopment cluster. For these buildings, funding of ₹5,000 crore has been provided through the MMRDA to facilitate the redevelopment process. This financial support forms the backbone of the project and enables the large-scale transformation planned for the area.
Developer’s Area Commitment and Revised Allocation
In the tender issued by MHADA for the redevelopment, the developer had shown readiness to allocate 2.22 lakh square feet to MHADA. However, considering the preparation to offer 2.22 lakh square feet as additional area, the revised allocation will now stand at 1.15 lakh square feet for MHADA under the final structure of the project. This ensures a defined and steady housing availability for the authority as part of the redevelopment.
This structured allocation is an integral part of the redevelopment arrangement. With the developer indicating willingness to provide the area and MHADA ensuring proper distribution under its schemes, the redevelopment becomes a coordinated plan that aligns both parties toward a common objective—reconstruction of Kamathipura with strengthened housing benefits.
Homes Under Various MHADA Schemes
Out of the 1.15 lakh square feet reserved for MHADA, a part of the area will be used to provide free homes, while the remaining homes will be made available under MHADA’s affordable housing scheme or through the 80:20 scheme. This distribution pattern ensures that the benefit of redevelopment reaches different categories of residents and aligns with MHADA’s long-standing objective of offering homes under multiple affordability structures.
The redevelopment therefore does not focus solely on the reconstruction of buildings but ensures structured access to homes, including free units and affordable units, under the authority’s recognised schemes. Inclusion of All Settlements in the Kamathipura Cluster
The redevelopment project will include all settlements within Kamathipura.
