Konkan Board Plans Major Housing Lottery for Diwali 2026

The Maharashtra Housing and Area Development Authority (MHADA) Konkan Board is expected to conduct its next housing lottery around Diwali 2026, giving home seekers another opportunity to apply for affordable housing. The upcoming lottery could offer around 2,500 homes, with the advertisement likely to be released around the Dussehra period.

According to a senior Konkan Board official, preparations for the lottery are underway, and the final number of homes may increase depending on the availability of additional units.

Around 1,300 Homes Expected Under 20% Housing Scheme

Of the proposed 2,500 homes, around 1,300 units are expected to come from the 20% housing scheme. These homes are likely to be priced between Rs 20 lakh and Rs 25 lakh, making them an important option for eligible homebuyers looking for relatively affordable housing in the Mumbai Metropolitan Region.

The homes are located across areas under the jurisdiction of the Thane, Navi Mumbai, Kalyan-Dombivli and Vasai-Virar municipal corporations. The units are intended mainly for applicants from economically weaker and low-income groups.

These homes have traditionally attracted strong interest because many are part of residential projects developed by private builders and are offered through the MHADA lottery process.

Additional Homes May Be Added to the Lottery

The Konkan Board is also reviewing the availability of more homes before finalizing the lottery list. Officials are collecting information about additional units that may be handed over by private developers under the 20% housing scheme.

The board is also checking homes from earlier lotteries that were surrendered or remained unclaimed by successful applicants. If these units are available and meet the required conditions, they could be added to the upcoming Diwali lottery.

MHADA officials, including Vice President and CEO, IAS Sanjeev Jaiswal, are overseeing the authority's broader housing and redevelopment initiatives as the board prepares for upcoming housing opportunities.

20% Housing Scheme Rules Are Changing

Under the existing rules, developers undertaking housing projects covering 4,000 square meters or more are required to provide 20% of the homes to the government under the housing scheme.

These homes have previously been transferred to MHADA and offered to eligible applicants through its lottery system. However, the government is now working on changes to the system following reported irregularities in the transfer process in Nashik and other areas.

Under the proposed revised system, homes received under the 20% housing scheme would be sold through the respective local municipal corporations instead of being distributed through MHADA lotteries.

Diwali Lottery Could Create a Major Housing Opportunity

With around 2,500 homes potentially included, the Konkan Board's Diwali 2026 lottery could attract significant interest from homebuyers across the Mumbai Metropolitan Region. The final number of homes, prices, locations and eligibility conditions will depend on the official notification.

The lottery advertisement is expected around Dussehra, while the draw is likely to take place around Diwali 2026, subject to the board's final schedule.
