For thousands of aspiring homeowners across Mumbai, today marks a defining moment. After weeks of uncertainty and repeated extensions, the Mumbai Board of MHADA is set to conduct the draw for 2,640 homes at 12 noon on Thursday at Rangsharda Auditorium in Bandra West. A total of 75,127 applicants are competing for these homes spread across multiple schemes and income categories, making the lottery one of the most closely watched affordable housing events in Maharashtra this year.

Under the leadership of IAS Sanjeev Jaiswal, Vice President and CEO of MHADA, the authority has continued to push for transparent, technology-driven housing allocation while balancing affordable housing goals with evolving market realities. The latest lottery not only reflects the sustained aspiration for homeownership but also highlights changing buyer preferences, with affordable ready-to-move homes attracting overwhelming demand while expensive and under-construction projects struggle to generate similar interest.

Why the MHADA Mumbai Lottery Was Delayed

The lottery process for 2,640 homes originally began on March 30 with online registrations and applications. However, lower-than-expected participation forced MHADA to extend the application process twice. Although registrations officially concluded on June 16, applicants were left waiting as the draw date remained unannounced for several weeks.

As August arrived without any official confirmation, frustration among applicants increased. According to the available information, the announcement was delayed primarily because of scheduling issues involving the chief guest. Eventually, responding to growing public dissatisfaction, the Mumbai Board announced the draw date late on Tuesday night, confirming that the lottery would finally take place at 12 noon on Thursday.

The announcement brings relief to tens of thousands of applicants who have been waiting to learn whether they will secure a home through the lottery.

Goregaon PMAY Flats Become the Biggest Attraction

Among all categories in this year's lottery, the biggest competition is reserved for just 13 homes under the Pradhan Mantri Awas Yojana (PMAY) located in Goregaon West.

These 322-square-foot homes are priced at Rs. 32.36 lakh, making them one of the most affordable options available within Mumbai. Their affordability has translated into extraordinary demand.

A staggering 17,757 applicants are competing for only 13 homes.

That means approximately 1,366 applicants are competing for every single PMAY flat, making it by far the most competitive category in the entire lottery. The numbers underline a simple reality: affordable housing within Mumbai's municipal limits remains one of the city's most valuable opportunities.

The outcome of this category is expected to attract the greatest public attention during today's draw.

Old Ready Homes Continue to Outperform Premium Inventory

Another striking trend emerging from the lottery is the overwhelming response received by older scattered housing units.

Although only 319 old scattered houses were included in the draw, they attracted 36,370 applications. This translates into roughly 114 applicants competing for each house.

The strong response demonstrates that many buyers continue to prioritize immediate possession and relatively affordable pricing over newer but costlier alternatives.

This pattern also indicates that practical considerations such as affordability and occupancy timelines remain more influential than the age of the property itself.

Under-Construction Projects Receive Limited Response

In contrast to ready homes, under-construction housing has witnessed significantly lower interest.

The current lottery includes 1,762 under-construction homes, the highest number among all project categories. However, these homes have attracted only 13,162 applicants.

That means there are only around seven applicants competing for each under-construction home.

According to the available information, some projects have reportedly received no applications at all, raising the possibility that certain units could remain vacant even after the lottery concludes.

This trend reflects buyer caution rather than a lack of housing demand. Applicants appear to prefer certainty of possession over future delivery, especially when making one of the biggest financial commitments of their lives.

Different Housing Schemes Reveal Different Buyer Preferences

The lottery also includes homes under MHADA's various redevelopment schemes, each receiving noticeably different responses.

The 33(5) scheme includes 371 homes and has received 23,597 applications, resulting in approximately 63 applicants competing for each house.

Meanwhile, the 33(7) scheme comprises 188 homes but has attracted only 2,229 applications, leaving roughly 11 applicants competing for every available unit.

These differences suggest that applicants are becoming increasingly selective. Rather than applying indiscriminately, buyers appear to be evaluating location, pricing, construction status and perceived value before submitting applications.

What the Numbers Reveal About Mumbai's Housing Market

The Mumbai Board's earlier lotteries often attracted applications running into several lakhs. This year, despite 2,640 homes being offered across income categories, total applications stand at 75,127, well below the 80,000 mark.

The available information indicates that higher prices have reduced interest in middle-income and upper-income housing segments. At the same time, affordable housing options continue to witness exceptionally strong competition.

The contrast between the Goregaon PMAY homes and the under-construction inventory is particularly revealing. While one category sees over 1,300 applicants per home, another records only seven applicants per home.

Such variation highlights how affordability, immediate usability and pricing have become decisive factors in buyer decision-making.

What Today's MHADA Lottery Means for Applicants

The draw scheduled at Rangsharda Auditorium will determine the allocation of all 2,640 homes across various schemes.

For the 75,127 applicants participating, the lottery represents more than a computerized selection process, it is an opportunity to secure permanent housing in one of India's most expensive real estate markets.

The greatest excitement will naturally surround the Goregaon PMAY category, where only 13 successful applicants will emerge from a pool of 17,757 hopeful buyers. Equally significant will be the performance of under-construction projects, which may provide valuable insights into future housing preferences and planning strategies.
