Pune MHADA Lottery 2025: Affordable Homes Up for Grabs, Key Dates and Process Explained

The Maharashtra Housing and Area Development Authority (MHADA) has rolled out its highly anticipated 2025 housing lottery for Pune and nearby districts, offering nearly 7,000 flats at subsidised rates. The scheme, aimed at first-time homebuyers and economically weaker sections, is one of the largest housing opportunities for residents in the region this year.

A Chance to Own a Home in Pune Region

Owning a home in Pune, a city known for its fast-paced growth, has become increasingly difficult due to skyrocketing real estate prices. The MHADA lottery seeks to bridge this gap by making affordable housing accessible. A total of 6,968 flats are on offer, spread across Pune Municipal Corporation (PMC), Pimpri Chinchwad Municipal Corporation (PCMC), the Pune Metropolitan Region Development Authority (PMRDA) area, and select districts such as Solapur, Kolhapur, and Sangli.

Among the units, the cheapest flat is located in Chakan, Taluka Khed, Pune district, under the First Come First Served (FCFS) scheme. This flat, part of the PMAY project, is priced at ₹6.95 lakh for a 1-RK unit with a carpet area of 23.74 sq. m. Only three units are available at this price point, making them highly sought-after.

Another budget-friendly cluster is in the Rohan Anand Phase I project at Somatane (PMRDA area). These flats fall under the 20 per cent inclusive housing scheme and are priced between ₹9.95 lakh and ₹12.03 lakh, with carpet sizes ranging from 23.60 sq. m. to 29.02 sq. m. A total of 64 such units are being offered.

Distribution of Homes

The lottery offers a balanced spread of housing options across categories. The breakdown is as follows:

  • First Come First Served (FCFS) scheme: 1,683 flats
  • Pradhan Mantri Awas Yojana (PMAY): 299 flats
  • Reservation categories (15% and 20% schemes): 4,986 flats

This ensures that people from multiple income groups can participate, though the majority of units fall under the reservation-based schemes.

Within the Pune district alone, the distribution stands at:

  • Pune Municipal Corporation (PMC): 1,538 flats
  • Pimpri Chinchwad Municipal Corporation (PCMC): 1,534 flats
  • PMRDA region: 1,114 flats
  • Other districts (Solapur, Kolhapur, Sangli): Remaining flats

Why This Lottery Matters

Housing affordability has been a pressing concern in Pune, particularly for low- and middle-income families. With property rates consistently on the rise, MHADA’s 2025 lottery is expected to receive an overwhelming response, especially for the lower-priced units.

The scheme also ties in with broader government initiatives like the Pradhan Mantri Awas Yojana (PMAY), which aims to provide “Housing for All” by 2026. By making smaller-sized flats available at heavily subsidised prices, MHADA is offering a gateway for thousands of families to achieve homeownership.

Looking Ahead

The Pune MHADA Lottery 2025 is more than just a housing scheme—it represents a crucial step towards inclusive urban development. For thousands of families, it may be the long-awaited opportunity to own a home in one of India’s most dynamic cities.

With nearly 7,000 flats on offer and prices starting as low as ₹6.95 lakh, the scheme has opened the doors for aspiring homeowners. As the application window remains open until October 31, 2025, the countdown has already begun for one of Maharashtra’s biggest affordable housing opportunities of the year.
