MMRC Receives 8 Bids for ₹419 Crore Metro Bhawan & Staff Housing Projects in Aarey and Dharavi
Mumbai’s expanding metro infrastructure network has moved another step forward as the Mumbai Metro Rail Corporation Ltd (MMRC) received eight bids for the construction of Metro Bhawan and staff residential projects linked to Mumbai Metro Line 3, also known as the Aqua Line.
The proposed projects, planned at Aarey and Dharavi, are expected to strengthen the operational and administrative infrastructure of Mumbai’s underground metro corridor running between Colaba, Bandra and SEEPZ. The strong bidding response also reflects growing interest in large-scale urban infrastructure projects connected to Mumbai’s rapidly expanding metro ecosystem.
₹419.16 Crore Project to Include Offices and Residential Towers
According to MMRC officials, the total estimated cost of the project stands at ₹419.16 crore excluding GST.
The project includes construction of:
- Metro Bhawan administrative infrastructure
- Staff residential towers at Aarey
- Staff quarters in Dharavi
As per tender documents, the overall project cost includes approximately ₹311.45 crore for civil works and ₹107.71 crore for systems works.
Officials stated that technical bids were officially opened on May 6, following which scrutiny and evaluation of submissions began.
The project has been proposed under an open tender process using a percentage rate contract model.
Metro Bhawan Planned Near Aarey JVLR Metro Station
The proposed Metro Bhawan will be constructed near the Aarey JVLR metro station in Andheri East.
According to MMRC, the facility is being planned as a centralized hub for operational and administrative activities linked to Mumbai Metro Line 3.
The Metro Bhawan has been designed as a G+8 storey tower intended to accommodate key administrative and management functions for the metro network.
Officials believe the centralized facility will improve operational coordination and strengthen long-term metro infrastructure management.
Staff Residential Towers Planned at Aarey and Dharavi
Along with Metro Bhawan, the project also includes multiple staff residential buildings for MMRC personnel.
At the Aarey site, two G+12 storey residential towers are proposed for metro staff accommodation.
Meanwhile, in Dharavi near the Mahim-Sion Link Road and T-Junction area, MMRC has proposed a separate G+22 storey residential tower for non-executive staff quarters.
The Dharavi residential tower is expected to significantly expand staff accommodation infrastructure linked to Mumbai’s underground metro operations.
Officials stated that the housing projects are aimed at improving workforce support infrastructure for metro employees.
Project Tender Floated in March
According to officials, the tender for the Metro Bhawan and staff quarters project was floated on March 5.
The contract period for the complete project has been fixed at 30 months, including monsoon periods.
The timeline covers both civil construction work and systems installation activities.
The evaluation process for the eight received bids is currently underway, after which the final contractor selection process will move forward.
Mumbai Metro Infrastructure Expansion Continues
