Adani Eyes Three More Mega MHADA Redevelopment Projects in Mumbai as Technical Bids Open

Mumbai’s redevelopment race is intensifying as the Adani Group has officially entered the competition for three major MHADA redevelopment projects located in Worli, Bandra Reclamation and Andheri West. The Mumbai Board of MHADA on Wednesday opened the technical tenders for the ambitious redevelopment projects, marking another significant phase in Mumbai’s rapidly expanding cluster redevelopment landscape.

The redevelopment push is gaining massive momentum under MHADA Vice Chairman and CEO IAS Sanjeev Jaiswal, who is driving an aggressive expansion of large-scale redevelopment projects across Mumbai’s ageing housing layouts. With multiple stalled MHADA colonies now moving toward integrated redevelopment through private participation, the latest Worli, Bandra and Andheri projects are being seen as part of a larger strategy to modernise old residential clusters while generating substantial new housing stock for the city.

Adani Competing With Lodha, JSW and Reliance for Major MHADA Projects

According to MHADA officials, the Adani Group has submitted bids for all three redevelopment projects.

For the redevelopment of Adarsh Nagar in Worli and Bandra Reclamation, the Adani Group faces competition from Lodha Group and JSW Group.

Meanwhile, for the redevelopment of Sardar Vallabhbhai Patel (SVP) Nagar in Andheri West, Adani is competing against Reliance Company and Hanera Group.

Officials stated that the technical bids submitted by the companies will now undergo scrutiny before the financial tenders are opened.

The final outcome of the bidding process will only become clear after evaluation of the financial bids, making the next stage extremely important for all participating developers.

Three Major MHADA Layouts Set for Transformation

The redevelopment projects involve some of Mumbai’s large ageing MHADA residential layouts that had remained stalled for several years.

The projects include Adarsh Nagar in Worli, Bandra Reclamation in Bandra and Sardar Vallabhbhai Patel Nagar in Andheri West.

MHADA decided to implement redevelopment of these colonies through the Construction and Development Agency (C&D) model, similar to the ongoing Motilal Nagar redevelopment project in Goregaon.

Under this model, a private developer is appointed to execute the complete redevelopment project, rehabilitate eligible residents and develop additional saleable housing stock.

Officials stated that proposals for all three projects had earlier received approval from a high-level state government committee before MHADA issued separate tenders in April.

Adani Strengthening Presence in Mumbai Redevelopment Sector

The latest bids further strengthen Adani Group’s growing involvement in Mumbai’s large-scale redevelopment ecosystem.

The company is already redeveloping Dharavi, handling the 142-acre Motilal Nagar MHADA redevelopment in Goregaon and redeveloping the Maharashtra State Road Development Corporation (MSRDC) headquarters and surrounding area in Bandra Reclamation.

If Adani secures these additional redevelopment projects, its footprint within Mumbai’s urban redevelopment sector will expand significantly further.

The projects are being viewed as strategically important because of their location, scale and long-term housing potential.

Thousands of Residents to Receive Larger Homes

Under the Adarsh Nagar redevelopment project in Worli, approximately 863 flat holders will be rehabilitated.

Eligible residents are expected to receive redeveloped homes ranging between 800 square feet and 2,500 square feet.

At Bandra Reclamation, more than 4,000 flat holders are expected to be rehabilitated. Residents there are likely to receive redeveloped homes ranging from 924 square feet to 2,350 square feet.

Meanwhile, the Sardar Vallabhbhai Patel Nagar redevelopment in Andheri West includes rehabilitation for 4,671 flat holders.

Residents in the project are expected to receive redeveloped homes ranging between 686 square feet and 2,280 square feet.

The projects are expected to significantly improve residential infrastructure while providing modern housing facilities to thousands of families across Mumbai.

MHADA Expected to Generate Large Housing Stock and Revenue

Officials stated that apart from rehabilitation housing, the redevelopment projects will also generate a substantial number of additional flats for MHADA.

These additional homes are expected to be made available to the public through MHADA lottery schemes in the future.

According to officials, the Mumbai Board is also expected to generate revenue of more than ₹5,000 crore through the redevelopment projects.

The redevelopment model is therefore being viewed as both a major urban renewal strategy and a long-term housing generation mechanism for Mumbai.

Financial Bid Stage Now Becomes Crucial

With technical tenders now officially opened, attention has shifted toward the upcoming financial bid stage.

The financial bids will determine which developer offers the most beneficial terms and housing stock to MHADA under the redevelopment framework.

Given the scale of the projects and the involvement of some of India’s largest real estate groups, the final outcome is expected to play a major role in shaping Mumbai’s next phase of large-scale redevelopment activity.

The latest developments also underline how Mumbai’s redevelopment sector is increasingly becoming one of the city’s biggest growth engines, with ageing MHADA colonies now emerging as prime urban transformation zones.
