Better Connectivity Is Driving Mumbai’s Next Luxury Housing Growth
Mumbai’s luxury housing market is gradually moving beyond traditional premium locations such as Bandra, Juhu and Worli. Western suburbs including Malad, Goregaon and Borivali are attracting growing interest as major infrastructure projects improve connectivity and create new opportunities for premium residential development.
Homebuyers are increasingly looking for larger homes, better views, modern amenities and easier access to business districts. These changing preferences, combined with new infrastructure, are helping northern western suburbs emerge as important luxury housing destinations.
Western Coastline Emerging as a New Luxury Real Estate Corridor
According to a recent JLL report, Mumbai’s western coastline is developing into a promising residential growth corridor. Better road and transport connections are helping address some of the travel challenges that previously limited the development potential of coastal and creek-facing areas.
Worli remains one of Mumbai’s strongest luxury housing markets, while Bandra and Juhu continue to attract high-end buyers. However, the next phase of premium housing growth is increasingly expected to move north.
Malad and Goregaon offer larger redevelopment opportunities, bigger land parcels and access to waterfront and open-view locations. These factors are creating more room for developers to introduce premium residential projects.
JLL Identifies 75 to 80 Coastal Redevelopment Projects
JLL has identified around 75 to 80 coastal redevelopment projects across Mumbai, with a combined estimated value of about ₹6,000 crore.
More than 250 housing units from these projects are expected to enter the market over the next eight to nine quarters. The upcoming developments could further expand the city's premium housing supply and provide buyers with more options outside established luxury neighborhoods.
Ritesh Mehta, Senior Director, Residential Advisory Services, India, JLL, said better infrastructure is changing Mumbai’s residential landscape.
According to Mehta, improved connectivity is allowing buyers to place greater importance on lifestyle and accessibility. It is also encouraging premium development in areas that were previously limited by longer travel times.
The combination of waterfront living, improved connectivity and better urban infrastructure could help the western coastline attract larger residential communities.
Malad and Goregaon Gain Attention From Luxury Buyers
Malad and Goregaon are becoming particularly attractive as infrastructure projects improve east-west connectivity and provide easier access to major employment and commercial centers.
Goregaon has already developed into an important commercial and residential hub, while Malad continues to benefit from its mix of residential, commercial and lifestyle developments.
Dhruman Shah, promoter of Ariha Group, said projects such as the Goregaon-Mulund Link Road, Thane-Borivali Twin Tunnel and sea-link expansion could play an important role in the suburbs’ future growth.
He noted that Goregaon and Malad have developed into major employment centers and that stronger connectivity could attract more high-value commercial activity and homebuyers.
Infrastructure Projects Could Boost Malad’s Premium Appeal
Malad is also benefiting from existing metro connectivity and ongoing infrastructure improvements. Developers believe these changes are helping reshape the suburb’s image among premium homebuyers.
Shraddha Kedia-Agarwal, director of Transcon Developers, said improved connectivity along with metro access is making Malad increasingly attractive as a lifestyle destination.
Homebuyers are now showing greater interest in quality construction, modern amenities and integrated township-style developments. These preferences could support housing demand and long-term growth in the area.
Coastal Road and Sea Link Projects Strengthen Connectivity
Mumbai’s infrastructure expansion is playing a major role in changing residential preferences across the city.
The Coastal Road has significantly improved travel between Worli and Marine Drive. The journey, which could earlier take around 35 to 40 minutes, can now take about 10 to 15 minutes under normal traffic conditions.
The proposed Versova-Bandra Sea Link is also expected to improve connectivity along Mumbai’s western coastline. Once operational, it could reduce travel time between Versova and Bandra from around 45 to 60 minutes to approximately 10 to 15 minutes.
These improvements could make northern western suburbs more accessible to professionals and high-income homebuyers who want premium housing without being limited to established luxury markets.
Mumbai’s Luxury Housing Map Is Expanding
Mumbai’s premium real estate market is entering a broader phase of growth. While areas such as Worli, Bandra and Juhu remain strong luxury housing destinations, Malad, Goregaon and other western suburbs are gaining attention as infrastructure improves.
With redevelopment projects, larger residential opportunities, better transportation links and growing commercial activity, the northern western suburbs could become an increasingly important part of Mumbai’s luxury housing market in the coming years.
