GTB Nagar Redevelopment Gains Momentum as MHADA Announces Monthly Rent Support for Eligible Residents

Eligible Residents to Receive Up to Rs 20,000 Monthly Rent From November 1

The Maharashtra Housing and Area Development Authority (MHADA) is moving ahead with the redevelopment of Guru Teg Bahadur Nagar (G.T.B. Nagar) in Shiv Koliwada, Mumbai. Under the project, eligible displaced residential flat holders will receive monthly rent support starting November 1, 2026.

Around 1,200 eligible residential flat holders will receive Rs 20,000 per month as rent support. In addition, 121 eligible non-residential flat holders and hutment holders will receive Rs 10,000 per month.

MHADA Vice Chairman and CEO IAS Sanjeev Jaiswal said the rent support will help eligible residents manage their housing needs while the redevelopment work progresses.

196 Conditionally Eligible Holders Get Six Months to Submit Documents

MHADA has also provided an opportunity for 196 conditionally eligible non-residential flat holders and hutment holders to establish their eligibility. These residents will receive rent support for the next six months while they complete the required documentation process.

The authority has released a revised draft Annexure-2 covering 356 non-residential landholders and hutment holders. According to the revised list, 121 holders have been declared fully eligible, 196 have been placed in the conditionally eligible category, and 39 have been declared ineligible.

Those in the conditionally eligible category must submit the required legal documents to MHADA within six months. Their final eligibility will be decided after the authority completes document scrutiny and verification.

Pending BEST Bills Must Also Be Settled

As part of the eligibility verification process, conditionally eligible plot holders will need to provide the necessary documents within the prescribed period. They will also be required to settle any pending electricity bills with Brihanmumbai Electricity Supply and Transport Undertaking (BEST), where applicable.

The six-month period gives eligible claimants additional time to complete the formalities and establish their eligibility through proper documentation.

Three High-Rise Towers Planned for 1,200 Beneficiaries

The GTB Nagar redevelopment project is planned as a modern residential development for approximately 1,200 beneficiaries. Three residential towers are proposed, with buildings expected to range from 39 to 48 floors.

Under Development Control Regulation 33(9), eligible beneficiaries will receive a minimum area of 4.5 square meters, including fungible space, as applicable under the redevelopment plan.

Each eligible beneficiary is expected to receive a free 635-square-foot residential apartment equipped with modern amenities.

MHADA to Provide Five Years of Building Maintenance

The redevelopment plan also includes financial support for eligible resident beneficiaries after the required Construction Commencement Certificate is secured from the authorized authority.

Once the project reaches the construction stage covered by the approved arrangements, eligible residential beneficiaries will receive a monthly rental subsidy of Rs 20,000.

MHADA will also take responsibility for the maintenance and management of the redeveloped buildings for five years after project completion. This is expected to provide residents with additional support as they transition into their new homes.

Gated Community With Multi-Level Parking

The project is designed as a modern gated residential community. The plan includes multi-level basement and podium parking facilities, with access provided through a conventional ramp.

The redevelopment is intended to provide residents with improved housing, modern amenities and organized community infrastructure while preserving the rehabilitation benefits available to eligible occupants.

GTB Nagar Project Marks an Important MHADA Redevelopment Initiative

The Guru Teg Bahadur Nagar Group Redevelopment Project for Sindhi refugees in Shiv Koliwada is being implemented by MHADA through the Construction and Development Agency. The project is significant because it is described as MHADA's first redevelopment project under this model.

With rent assistance, a defined eligibility process and plans for modern residential towers, the project represents an important step toward providing better housing conditions for eligible GTB Nagar residents.

The revised eligibility process also gives conditionally eligible holders a clear six-month window to submit supporting documents and complete the required formalities.
