MHADA’s Big Boost for Mumbai Housing! 1,418 More Flats Added to Goregaon Patra Chawl Redevelopment Project

Mumbai’s affordable housing sector is set for another major expansion as MHADA has decided to add 1,418 more flats to the ambitious Siddharth Nagar, popularly known as Patra Chawl, redevelopment project in Goregaon. The latest decision is expected to significantly strengthen housing availability for low and middle-income homebuyers in one of Mumbai’s key suburban locations.

The redevelopment project at Goregaon has already emerged as one of MHADA’s most closely watched large-scale housing initiatives, and the addition of new residential inventory is likely to generate major interest among future lottery applicants.

The latest expansion comes as MHADA Vice-President and CEO IAS Sanjeev Jaiswal continues accelerating affordable housing and redevelopment projects across Mumbai through large integrated housing developments and cluster redevelopment models.

MHADA to Construct 1,418 Additional Flats in Goregaon

According to MHADA officials, the Mumbai Board has now initiated the tender process for the construction of 1,418 additional residential units on two new plots within the Patra Chawl redevelopment layout.

The decision comes while construction of 2,343 flats is already underway on multiple plots received by MHADA under the sales component of the redevelopment project.

The latest addition is expected to substantially increase the overall housing stock available under the Goregaon redevelopment initiative.

Over 2,300 Flats Already Under Construction

At present, MHADA is already constructing 2,343 residential units across four different plots within the redevelopment project.

These include 572 flats on the R-1 plot, 1,025 flats on the R-4 plot, 578 flats on the R-7 plot and 251 flats on the R-13 plot.

The ongoing construction activity reflects the massive scale at which the Patra Chawl redevelopment is progressing.

With the addition of two more plots, the project is expected to become one of the largest affordable housing developments currently underway in Mumbai’s western suburbs.

New Flats Planned Across Two Additional Plots

The newly announced housing expansion will take place on the R-7/A-1 and R-12/A plots.

According to MHADA data, the larger R-7/A-1 plot spans 1,39,561.46 square metres and will include 504 flats for the Low Income Group (LIG) category along with 677 flats for the Middle Income Group (MIG).

Meanwhile, the R-12/A plot, spread across 28,355.85 square metres, will include 125 flats for LIG buyers, 87 flats for MIG buyers and 25 flats under the Higher Income Group (HIG) category.

The latest mix of housing categories is expected to widen participation from different income groups in future MHADA lotteries.

Flats to Be Sold Through MHADA Lottery

MHADA officials confirmed that the newly constructed flats on both plots will eventually be sold through the authority’s lottery system.

The tender process for the project was officially announced on Thursday, while actual construction work is expected to begin over the next few months after completion of procedural formalities.

As per the project timeline, construction on the R-7/A-1 plot is expected to be completed within 48 months, while the R-12/A project is targeted for completion within 36 months.

Officials believe the housing units could be ready by 2030.

Possibility of Inclusion in Upcoming MHADA Lotteries

According to MHADA’s existing policy, ongoing under-construction housing projects are often included in the authority’s lottery process before final completion.

Because of this, sources indicate that the newly announced flats could potentially be included in future MHADA lotteries within the next one or two years.

The possibility of securing affordable housing in Goregaon through upcoming MHADA lotteries is expected to generate strong interest among middle-class and low-income homebuyers across Mumbai.

Patra Chawl Redevelopment Emerging as Major Housing Hub

The Siddharth Nagar or Patra Chawl redevelopment project has increasingly become one of Mumbai’s most important affordable housing and urban renewal initiatives.

The project is transforming an old residential cluster into a large modern housing development with significantly higher residential density and upgraded urban infrastructure.

Officials believe the project will create substantial affordable housing inventory in Goregaon, a strategically important suburban location with growing residential demand and improving connectivity.
