Adani, Lodha & JSW Realty Enter High-Stakes Battle for Massive MHADA Redevelopment Projects in Bandra and Worli
Mumbai’s redevelopment landscape is preparing for another major transformation as some of India’s biggest real estate players - Adani Properties, Lodha Developers and JSW Realty & Infrastructure - have entered the race for two large-scale MHADA redevelopment projects located in Bandra Reclamation and Worli. Together with an additional redevelopment project in Andheri West, the total land parcel involved crosses 200 acres, making it one of the city’s biggest upcoming housing redevelopment exercises.
The mega redevelopment push comes at a time when MHADA Vice Chairman and CEO IAS Sanjeev Jaiswal is aggressively driving large-scale cluster redevelopment and housing transformation projects across Mumbai through the Construction and Development Agency (C&DA) model. Following the ongoing Motilal Nagar and Dharavi redevelopment momentum, the latest Bandra, Worli and Andheri projects further strengthen MHADA’s strategy of redeveloping ageing housing layouts into modern integrated residential zones with upgraded infrastructure and significantly larger housing stock.
Over 200 Acres of Old MHADA Layouts Identified for Redevelopment
The three major plots identified for redevelopment are all MHADA layouts constructed over 50 years ago that have witnessed limited redevelopment over the decades.
The largest among them is the 98.27-acre Bandra Reclamation layout, followed by the 34.33-acre Adarsh Nagar layout in Worli.
The third project is located at SVP Nagar in Andheri West, covering approximately 73.89 acres.
The redevelopment projects are being executed through MHADA’s Construction and Development Agency (C&DA) model, similar to cluster redevelopment projects currently being implemented across Mumbai.
Under this model, developers will redevelop the entire layout, provide in-situ rehabilitation housing to eligible residents and receive a portion of the land or development rights for commercial sale and project viability.
Adani Faces Competition from Lodha and JSW Realty
For the Bandra Reclamation and Adarsh Nagar Worli projects, Adani Properties is competing against Lodha Developers and JSW Realty & Infrastructure.
Meanwhile, for the SVP Nagar redevelopment project in Andheri West, Adani Properties faces competition from Reliance 4IR Realty Development Ltd and Hanura Realty Pvt Ltd.
Following the tender submission deadline on May 18, MHADA will now evaluate both technical and financial bids submitted by the participating companies.
The final selection will depend on which developer offers the largest housing stock and most beneficial terms to MHADA under the redevelopment framework.
Bandra Reclamation Redevelopment to Transform 1,147 Homes
The proposed redevelopment at Bandra Reclamation covers 98.27 acres and includes 1,147 tenements.
According to MHADA’s redevelopment proposal, residents will become eligible for significantly larger homes ranging between 930 square feet and 1,980 square feet carpet area depending on the size of their existing flats.
The project also includes substantial transit accommodation support for residents during the redevelopment phase.
The monthly rent compensation starts from ₹45,000 and can go up to ₹1 lakh depending on eligibility.
The project currently has a permissible Floor Space Index (FSI) of 3, which developers can further extend to 4 by sharing additional FSI with MHADA or paying the required premium.
Adarsh Nagar Worli Redevelopment Includes 873 Homes
The Adarsh Nagar redevelopment project in Worli includes 873 residential units.
Residents in the project will become eligible for redeveloped flats ranging from 700 square feet to 2,150 square feet carpet area based on existing housing sizes.
The rehabilitation calculations have been prepared under Section 33(5) of the Development Control and Promotion Regulations (DCPR), similar to other cluster redevelopment projects in Mumbai.
The project is expected to significantly improve residential infrastructure in one of Mumbai’s prime urban zones.
SVP Nagar Project Covers More Than 4,500 Tenements
The largest rehabilitation component among the three projects is at SVP Nagar in Andheri West.
The redevelopment layout includes 4,548 tenements.
Under the proposal, the smallest eligible homes will receive approximately 680 square feet carpet area in the redeveloped project, while the largest homes may receive flats of nearly 2,280 square feet.
The project is expected to become one of Mumbai’s largest integrated redevelopment exercises under the MHADA framework.
Motilal Nagar Redevelopment Model Influencing Future Projects
The redevelopment model being used for the new projects is similar to the ongoing 143-acre Motilal Nagar redevelopment in Goregaon being carried out by Adani.
Officials view the cluster-style redevelopment approach as an effective method for transforming ageing MHADA layouts while maximizing land utilisation and improving housing infrastructure.
The Dharavi redevelopment project is also being viewed as another major example of large-scale integrated urban redevelopment currently shaping Mumbai’s future housing landscape.
More MHADA Redevelopment Projects Planned Across Mumbai
Officials have indicated that two more MHADA layout redevelopment projects are already lined up for future approval by the Maharashtra government.
These include:
- Ramkrishna Nagar in Khar
- Old MHB Colony in Borivali
The latest redevelopment push signals MHADA’s growing focus on large-scale integrated housing transformation projects aimed at modernising ageing residential layouts across Mumbai.
With major developers now competing aggressively for these high-value projects, the next phase of Mumbai’s redevelopment boom is expected to reshape several key residential clusters across the city in the coming years.
