Mumbai: The Mumbai Metropolitan Region Development Authority (MMRDA) is preparing for a major transformation that could make it one of Asia’s largest landowners, with more than 83,000 acres expected to come under its control.

This massive land bank is set to play a crucial role in reshaping the future of the Mumbai Metropolitan Region (MMR), supporting new city development, industrial expansion, and large-scale infrastructure growth.

MMRDA Metropolitan Commissioner Sanjay Mukherjee said the authority has evolved far beyond its traditional role and is now actively functioning as a regional planner and long-term city developer.

Strong Financial Backing Driving Growth

According to Mukherjee, strengthening financial capacity has been a major focus for MMRDA over the past few years.

The authority has reportedly secured investments worth over USD 272 billion through global platforms such as the World Economic Forum Annual Meeting in Davos. In addition, MMRDA has established a loan pipeline of nearly Rs 4.07 lakh crore through major institutions including:

“Once the land handover process is completed, MMRDA will emerge as the largest landowner in Asia,” he said.

Spread across 323.44 square kilometres, the project aims to create a next-generation urban and industrial hub beyond the existing city limits.

Out of the total area:

Officials cited the example of Bandra-Kurla Complex (BKC), noting that even decades after its launch, plots are still being developed in phases.
