Adani, Lodha, JSW & Reliance Enter Mega Race for MHADA Redevelopment Projects Across Mumbai

Mumbai’s redevelopment sector is witnessing another major surge as leading real estate giants including Adani Properties, Lodha Developers, JSW Realty and Reliance-linked entities have shown strong interest in some of MHADA’s biggest cluster redevelopment projects across the city. The Mumbai Board of MHADA on Tuesday officially opened the technical bids for three massive redevelopment projects located in Worli, Bandra Reclamation and Andheri West, collectively covering more than 206 acres.

The aggressive redevelopment expansion being spearheaded by MHADA Vice Chairman and CEO IAS Sanjeev Jaiswal is rapidly reshaping Mumbai’s ageing housing landscape into a modern large-scale urban transformation model. Through the Construction and Development Agency (C&DA) system, MHADA is now unlocking hundreds of acres of old colonies across Mumbai for integrated redevelopment, modern housing infrastructure and large-scale urban renewal, attracting participation from some of India’s biggest real estate developers.

Major Developers Compete for Three High-Value MHADA Projects

The Mumbai Board of MHADA had floated tenders on April 8, 2026, for appointing Construction and Development Agencies (C&DA) for three major redevelopment projects.

The projects include:

  • Sardar Vallabhbhai Patel Nagar in Andheri West covering 73.89 acres 
  • Bandra Reclamation covering 98.27 acres 
  • Adarsh Nagar in Worli covering 34.33 acres 

The final date for bid submissions was May 18, 2026, and technical bids were officially opened on May 20 as per schedule.

For the Adarsh Nagar redevelopment project in Worli, technical bids have been submitted by Adani Properties Private Limited, Lodha Developers Limited and JSW Realty & Infrastructure Private Limited.

For the Bandra Reclamation project, bids have also been submitted by Lodha Developers, Adani Properties and JSW Realty & Infrastructure.

Meanwhile, for the SVP Nagar redevelopment project in Andheri West, bids have been submitted by Reliance 4IR Realty Development Limited, Adani Properties Private Limited and Hanura Realty Private Limited.

Technical Scrutiny Begins Before Financial Bids

According to MHADA officials, all technical bids received from developers will now undergo detailed scrutiny.

The evaluation process will assess:

  • Past redevelopment experience 
  • Financial capability 
  • Technical qualifications 
  • Eligibility criteria

Once the technical evaluation is completed, financial bids of qualified developers will be opened.

The developer offering the most competitive proposal and maximum benefit to MHADA under the redevelopment framework will eventually be selected for the projects.

The financial bid stage is now expected to become the most closely watched phase of the redevelopment process.

Thousands of Families to Benefit From Modern Housing

The redevelopment projects are expected to significantly improve housing infrastructure and living conditions for thousands of residents currently residing in ageing MHADA colonies constructed several decades ago.

According to officials, all three redevelopment projects include:

  • Transit rent compensation for eligible residents during redevelopment 
  • Corpus funds for future maintenance support 
  • Modern residential infrastructure 
  • Planned urban amenities

Officials stated that the primary objective behind the projects is to provide residents with safer, larger and modern homes equipped with world-class facilities and improved urban infrastructure.

MHADA Currently Redeveloping Nearly 925 Acres Across Mumbai

The latest projects form part of MHADA’s much larger redevelopment strategy currently underway across Mumbai.

At present, MHADA is implementing 11 major redevelopment projects under the Construction and Development Agency (C&DA) system covering nearly 925 acres across the city.

According to officials, these projects are expected to improve the living standards of approximately 80,747 residents.

Thousands of families residing in old housing colonies are expected to receive redeveloped homes featuring:

  • Modern infrastructure 
  • Planned layouts 
  • Green open spaces 
  • Parking facilities 
  • Sustainable urban planning 
  • Enhanced civic amenities

Mumbai Skyline Set for Major Transformation

Officials believe the successful execution of these large-scale redevelopment projects could dramatically transform Mumbai’s urban landscape over the coming years.

The redevelopment model being aggressively implemented by MHADA is increasingly being viewed as one of Mumbai’s biggest housing transformation strategies, especially for ageing colonies occupying high-value land parcels across the city.

With participation now coming from some of India’s biggest real estate developers, the redevelopment race for Mumbai’s ageing housing clusters is expected to intensify further.

The latest response from Adani, Lodha, JSW Realty and Reliance-linked companies also reflects growing confidence in Mumbai’s large-scale redevelopment sector, which is rapidly emerging as one of the city’s most important urban growth engines.
