One of India’s Largest Housing Redevelopment Projects Focuses on Better Homes and Modern Infrastructure

Mumbai's ambitious Motilal Nagar redevelopment project in Goregaon West continues to move forward, with the Maharashtra Housing and Area Development Authority (MHADA) emphasizing a structured planning process while resident groups seek further discussions on certain aspects of the master plan.

Spread across approximately 143 acres, the Motilal Nagar redevelopment is among India's largest urban renewal initiatives. The project is being implemented by MHADA in partnership with Estatevue Developers Pvt. Ltd., a subsidiary of the Adani Group, with an estimated investment of nearly ₹1 lakh crore.

Master Plan Offers Modern Homes for Thousands of Families

MHADA unveiled the project's master plan in April 2026 with the objective of replacing ageing ground-plus-one chawls with modern residential towers, upgraded civic infrastructure, improved road networks, open spaces, and public amenities.

Under the approved redevelopment proposal, more than 3,700 eligible families are expected to receive 1,600 sq. ft. rehabilitation apartments, representing a significant improvement over their existing accommodation. The redevelopment also aims to create better-quality housing, enhanced safety standards, and long-term urban sustainability.

Residents Seek Clarifications on Planning Details

A section of residents represented by the Motilal Nagar Vikas Samiti (MNVS) has submitted suggestions and objections regarding certain features of the proposed master plan. Their concerns relate to tower spacing, drainage planning, rehabilitation planning, carpet area expectations, and the overall implementation process.

The residents have also requested that future communication regarding the redevelopment be carried out directly by MHADA while seeking discussions on rehabilitation benefits, corpus provisions, and other redevelopment-related issues.

Importantly, the residents have clarified that they support redevelopment in principle and are seeking greater transparency and safeguards during implementation.

MHADA Leadership Continues to Oversee Redevelopment Process

MHADA Vice President and Chief Executive Officer Sanjeev Jaiswal (IAS) has been leading several major redevelopment initiatives across Mumbai, with a focus on accelerating housing projects while ensuring statutory procedures are followed.

According to the residents' association, their representations have already been submitted to the MHADA administration for consideration. This reflects the ongoing consultative process that typically accompanies large-scale redevelopment projects involving thousands of beneficiaries.

Transforming One of Mumbai's Oldest Housing Colonies

Motilal Nagar has been home to thousands of families for several decades. Many of its existing structures have aged significantly, making comprehensive redevelopment an important step toward improving housing quality, infrastructure, and urban planning.

The redevelopment is expected to modernize the entire township with:
