Navi Mumbai – In a significant public safety update, the Navi Mumbai Municipal Corporation (NMMC) has released its annual structural audit findings for the year 2025–26, identifying 501 buildings as dangerous. Of these, 51 buildings have been categorized under the C-1 category, marking them as extremely unsafe and unfit for habitation, with immediate evacuation recommended.
The audit was carried out department-wise under Section 264 of the Maharashtra Municipal Corporation Act, as part of NMMC’s annual pre-monsoon safety measures. The list of buildings was finalized following physical inspection by civic engineers and updated on the official NMMC website for public access.
Dangerous Building Count Declines Compared to Previous Year

Municipal Commissioner Kailas Shinde confirmed that written notices have been served to all occupants and property owners of the C-1 buildings, directing them to vacate the premises immediately.
“These notices are issued in accordance with the 2015 government circular on demolition of hazardous structures,” said Shinde.
He further cautioned that electricity and water supply to these buildings will be disconnected to deter residents from continuing to live in unsafe conditions.
“In case of any mishap, the civic body will not be held responsible. It will be the sole responsibility of the residents and property owners if they choose to ignore the warnings,” he added.
Urgency Heightened by Monsoon Season
With the monsoon in full swing, the NMMC has intensified its public messaging, warning that continuing to stay in compromised buildings during heavy rains could be life-threatening.
“Living in structurally unsound buildings during this time is not only risky, it is reckless. We are appealing to residents to vacate and prioritize their safety,” Shinde reiterated.
Past incidents during the monsoon have underscored the fatal consequences of neglecting civic warnings. Several fatalities in nearby districts in recent years have been directly attributed to collapses of poorly maintained buildings during seasonal rains.

NMMC has reiterated its commitment to promoting redevelopment of dangerous buildings through incentives and streamlined approvals. Affected property owners have been encouraged to partner with registered developers or avail of support schemes facilitated by the civic body.
A dedicated cell within the NMMC has also been assigned to assist residents in navigating the relocation, redevelopment, and legal assistance required during the evacuation and rebuilding process.
